If you go to resources at the top and then down to fileplace, there are a couple of mock contracts that I am sure you can use. If none of them are good enough or not to your liking pm me. Good luck!

Thanks everyone for the advice!

@Stephen Kiser , from what I gather it is illegal for an unlicensed person to receive a finders fee, however another licensed realtor from another state can accept the fee if it is a cooperative sale. Unfortunately, this does not help me very much unless I get licensed but thanks for educating me!

@Nick Patterson I have thought about getting my real estate license and you are right that it would definitely be worth it if I am getting this many leads. Thanks for the advice! I may use that as a long term strategy for the future. 

@Ericka Parrott I have thought about posting something in the market place, but I wanted to make sure it wasn't illegal in Oregon or Washington first. Stephens post makes me wary about selling leads in Oregon, but I may do more research on selling them to people in Washington.

Hello BP!

A lot of times when people call in they are not necessarily motivated to sell at our price, but do want to sell. Most of the time these people want market value and would be interested in listing with a real estate agent. My question is: Is there a way I can sell these leads to Real Estate Agents? There is no one in the office who is a licensed real estate agent and as our company grows we are getting properties in more and more areas where we do not have connections with local real estate agents. I do not want to throw these leads away and I feel as if I drip on them it wont be as valuable as listing them. Is there a way I can get money for all these potential listings? I know accepting refferals in some states is illegal, but what about Oregon and Washington? Thanks!

Honestly, if he really has no idea what he wants or what the property is worth, then give him a really really low ball offer. Sure he will get offended, but then just retort with, "Well if that is a ridiculous offer, what would be a number thats more acceptable for you?" Now your just negotiating. Who knows he might even take your low ball offer. Either way you can not really lose. We recently had someone call us who we sent a low ball offer to four months ago. They are finally fed up with the property so they signed our offer and we got it under contract. So even if a lead is not motivated now, it doesnt mean they never will be. It is always good to do drip campaigns on those people. Hope this helps and I wish you the best of luck!

I have never heard that podcast, but it makes so much sense! The postcards that are returned are going to be people that the general public doesn't have access to because their data provider obviously did not provide that data. When I get postcards returned and it says 'vacant' I will usually look up that address in the county gis system to find the property owner. Then I will send them a hand written letter. However, when I get postcards back that say, 'not a valid address', I do not know what to do other than remove them from my mailing list. In addition to this, I get some that say RTS (return to sender). I have heard some companies still mail those people, however we don't because there is no reason to get more disgruntled phone calls about mailers than we already do. If you can think of a creative way or source to get the 'valid addresses' definitely let me know. Wish you the best of luck!

I would suggest getting an appraisal if you want to be really sure of what the value is. However, if you want to get a rough idea you can go to different property appraisal websites. I usually add up the property value estimates from sites like eppraisal, zillow, trulia, redfin, realtor.com, etc then I divide them by the number of estimates (the average). I then take this number and compare it to what other properties were sold in the area. This can help you get a rough idea of what the property is worth without having to pay for an appraisal. But be wary! Some of the appraisal sites don't always have the best data. Hope this helps and happy hunting!

Welcome to BiggerPockets! There is a wealth of information here to soak up. I also see that you are located in Seattle. It is quite the booming market right now, we do multiple deals in Seattle every year. One thing I would suggest is finding a local REI group to meet with.
