That is a pretty good way to start. One thing I would recommend is don't put an age restriction on the list. The only reason why I say this is we have gotten juicy deals from people in their 20's who inherited a property from a family member and they want to be cashed out so they don't have to take care of it. Although there are not too many people like this, you do not want to eliminate the possibility of them being in your list by restricting the age.  I believe the rest of your criteria is a good place to start and listability is a reputable data provider. One other tip I would add would be to try different data sources. Use the same criteria and get a list from ListSource and PropertyRadar too. Then try all three lists in your planned 500 increments weekly. Then you can see which data provider gets the best results and you will maximize coverage in your area. Other than that, I think you have a good plan. Good luck and let us know how the campaign goes!

You have done one thing right by going to this website! Look around REI resources and check out the Ultimate Beginners guide. You may also want to hook up with local seasoned investors that you could partner up with on deals. I hope this site provides you with a lot of good information as you start out. I agree that a Pro account is a 100% must, however I would also say it is a little harsh to say you SUCK if you don't upgrade. Hahaha I know your probably trying to create lots of posts and get people to read yours (I know it got me to read it), but everyone has to start somewhere and I am sure we can both agree that a bp profile is better than no profile, whether its pro or not. Thanks for the post though and keep up those yellow ladder videos :)

A reliable contractor, broker, and a lawyer are all good people to have on hand, however I would not necessarily consider them as part of your intimate team because you are outsourcing tasks to them. For people on your team I would recommend getting a bookkeeper, a marketing manager (someone to handle mailer, craigslist, SEO, bandit signs, etc), a property analyst (someone to run property comparisons and send out offers), and depending on how many incoming calls your getting, you may want another phone buyer. Also depending on how many fixers your doing you may want a construction manager. I hope this gives you a couple ideas as you form your team!

I have used Clever Investor for some of their informational videos and documents. I have used the site to reference what I would write on my mailers, and how to structure my purchase agreements. I have never used the lead generation, however the content on their is very informational and helpful to get deals. Sorry I could not provide more thoughts on the lead generation system, but good luck on future deals!

Whatever you are looking for, I have always found direct mail to be king. If you want to start small with a 200 mail sample, you could even try to write the letters yourself. You can also copy a hand written letter to yellow lined paper. Also depending on your budget, you may want to go with postcards. For some reason we have found postcards get a better call back rate than yellow letters. I wish you the best of luck on your future endeavors!

I have found in the past that absentee owners sometimes can be more motivated. If you are on a budget you may want to try that first 204 as a sample group. 

I think you set up a good plan and I believe it will help you achieve your goal. Definitely keep up the good work and let us know what kind of responses you get from your campaigns. Good luck!
