Hi @Brian Bradley do you mean a listing agent? In real estate we love to make things complicated. Sometimes a “selling agent” actually means an agent that represents the buyer. Would love to find out more information about the situation, but I’ve flipped homes in Compton, Inglewood, etc. We are working on a flip right now in South Gate/Lynwood area. I’m a licensed broker in California and we’ve helped many clients as well as do our own investing. Maybe I can help you.

If you marketed to San Bernardino/Riverside Counties and find a house, I would buy it. Flipped over 50 homes last year in those counties.

Just helped my client buy a few flips in Victorville and Hesperia. Competition is definitely lower as well as prices, but distance is usually a factor for most people.

I flip in the Inland Empire. Those prices are decent for the area. It won't get much better than what you have. You could reduce your cost by seeding grass instead of using sod. So you might want to take a look at your methods of rehabbing and not necessarily the pricing. Also, making offers on MLS properties is going to be highly competitive, so you better have an edge.

If your rent is 1/8th of your income don’t worry about house hacking. If you’re living in the unit, then that’s a loss of rent anyways. So if investing in a C area makes sense without you living there, then pull the trigger. just account for higher management costs.
