With the duplex I just bought, I'm going to be moving into one side. My aunt was going to move in with me. She will be paying me 400 a month. I was just thinking about writing up a lease agreement between us just to be safe. I trust her and don't think she would try anything but I just want to be SAFE. What do you guys think? Also, if you think I should write one up, under what terms should they be in? I want it to be a simple but a clear and understanding one.

I'm going through this now as a newbie as well. As Andrew R. Lucas explained tho, is how I'm viewing and expecting it to be. But post an update so we know how it's going/went. I'll do the same.

I have a duplex that I'm house hacking in the forest acres area of Columbia. I'm looking to scale upward in the coming years.

Post: 2 water meters, 1 bill???

So clearly the duplex I just bought has 2 water meters. But when I called the water company, the lady that answered was talking about one bill for the whole building. I thought it was going to be 2 separate water bills for each water meter and of course both be under two different people. Does anyone know why she's telling me this? Is there something I may be missing? What questions should I be asking?

Thank you guys. I was a little nervous, not knowing what to expect. But it doesn't seem too bad. I've heard that South Carolina is for the landlords?? But I actually have the property manager dealing with it. He told me about evicting the tenant for not paying his rent. I wonder if he was angry because we gave him the notice to vacate. But anyway, just going through the motions. I'll update with what happens later. Thank you!

Just closed on my first duplex last Tuesday. And the side I'm supposed to be moving in, the tenant hasn't paid rent and my PM is filing for eviction. Tenant was on a month to month lease and was already given a notice to vacate since I have to move in.... I am in South Carolina. Any tips? What should I prepare for? Any advice would be appreciated. Thank you

So I'm going to be closing on my first duplex next Monday at 10:00am. It is the property I put up in my last post. I got the clear to close last night. I'm very nervous and excited at the same time! I want to give thanks to everyone who's has responded to my posts and messages for the advice they've given me. 2017 will be a great year. I've got a lot to learn and I am ready! Happy investing ya'll. Take action. Take care.
