Looks like my dishwasher doesn't want to drain properly. Any ideas or tips? Before I buy a new one I would like to at least TRY and fix it myself.

As a new landlord, is it better to have month to month leases or the longer terms ? I was thinking once my diferente tenants lease is up this month I can just keep it at month to month for the next tenants in case I have to get rid of them for any reason. What do y'all think? Pros and cons?

Had anyone ever used NOLO for rental leases? If so do you recommend it? I have tenants that are going to be moving out after next month and I want to have a new lease updated lease in place since the current one was inherited.

I appreciate the responses. I thought this might've been a dumb question but since I'm new to this I wanted to be considerate and aware of appropriate times to cut the lawn.

Is it a big deal if I cut the grass when I get off work in the evening? I was wondering if it would be annoying to the tenants or the neighbors to hear the lawn mower in the evening. It would be about 7:00-7:30pm when I start cutting. I was going to wait until Tuesday. I'll be off and could cut around noontime, but the grass is fairly high and I want to show the tenants that I'm on my job.

So the current lease I have the tenant under was from the last PM the previous owner had... before I bought the duplex, the previous owner had switched PM's from Rentmax to APM realty but of course kept the lease from the last PM, Rentmax.... I wanted to switch the lease over to APM's since I'm working with them now. Doesn't make sense to have a lease in place from another PM that doesn't manage for me. The only thing tho is that the lease that APM has to offer has a bunch of typos. I want to have my business ran with integrity and I don't want the typos to cause confusion and honestly it looks ugly. What do y'all think? Should I have them fix it? Not worry about it? Maybe get a whole other lease written up from an attorney? This may be a stupid question but those typos really bother me...

So my current property management company was inherited when I north the duplex. It's getting close to the end of the tenant's lease and I was thinking about whether or not I should change PM's as well. I looked on google for nearby PM's and I found one a few with great reviews. My current PM does a decent job, but I just feel like I want to explore my options. What do y'all think?

I was thinking, I'll just mow it myself. I kinda want to. And when I move out and rent my side, then I'll hold the tenants responsible to take care of it. But for now, I'll just do it myself.
