What are your top prequalification questions to identify a motivated seller.

And what tips,tricks, format do you follow when running appointments?

So I am beginning to look at getting our first vrbo.  We love Walt Disney, we would love to find a place close to WDW and use the cashflow to pay for annual passes.  

Any advice, tips, experiences with obtaining or owning a Disney VRBO?

I've noticed him absent from the podcast for awhile, just seeing if he is ok?

Anyone roleplay cold calling?  If so how and where did you go about it?
