It took time, but we did it! My partner and I (more my partner...) have spent some months learning about how to acquire vacant land for very cheap.
We followed the steps...looked up the records online, sent out postcards, captured leads, made offers, and out of about 150 letters & postcards sent out, we got one!
We did a title search, mailed the owners a warranty deed and $100 money order, had them sign the deed and notarize it, mail it back to us, and we registered it last Thursday!!!!
My first vacant land success story, I am so glad to share it! I hope this is the first of many to come!

No, I need to sign a contract with my buyer. I am then preparing a quit claim deed for them.
The question was, do I use a regular AS-IS contract?

This is exactly what I'm talking about. Thanks Steve and Ali for your input. I would much rather ask around here on biggerpockets than give $1,500 to some guru who isn't really going to teach me anything.

Just wanted to bump this thread to the top so others can read it.
My partner and I went to his "free" seminar last night. The advertisement said he would be there with his wife. He was also going to tell us how to get hard money in our area.
YEAH RIGHT. He didn't show up, neither did his wife. Didn't tell us how to get hard money in our area. He did, however, send a very good speaker on his behalf to sell us his program. Since he is so generous he gave us a discount for being there, from $2,997 to $1,497! Wow!
The speaker did give examples on how to make some money putting properties that were in pre-foreclosure into trusts so that then you can take control of them and make a profit. Sounded interesting, but not worth $1,497. I figured that if I asked around here on BiggerPockets someone would fill me in on how this is done.
Again, free seminar, no Armando Montelongo (or wife) and all he did was hype up the crowd and try to sell the next seminar.

Ali, no luck in hard money loans right now, especially for these small deals. What my partner and I are going to start doing is pitching it to our investors to see if they are interested in lending us money and make some interest. Could work, we'll see.
Doris, if you check out my website (in my signature) you will see that on my page I have links on the right hand side, I have used zoho creator to make those forms to capture buyers and sellers.
