I am usually trying to appeal to families with my SF rentals. Typically people with school-age kids try to move between school years. Families that plan ahead may be looking as early as April/May, but I have found summer months to be ideal.

I do agree with the feedback you've received on "TheBoringRealtor" - it creates a subconscious distaste. I understand the angle, but would suggest you make it part of a tagline rather than your business name. Brand yourself to build client confidence in your professionalism.
I'm currently working through my own branding, so I know the struggle. Maybe lean into the engineering or just keep it simple. RealEstateEngineered, RE-engineered, NickBoringRE, RealtorNick, etc.

The short answer - pick one.
However, I would not consider it unethical to work with two agents if you let them know. Legally, if you are not under contract with either one, you are considered a customer. If you are under contract as a client with one (or both), you might owe both a commission. Agency relationships vary from state to state, so verify with your agent(s).
In my market there are a few options:
1. Continue working with the agents as a customer. This is not in your best interest as they will not be able to negotiate on your behalf or work in your best interest. They would be a sub-agent to the seller instead of you.
2. Set a different agency scope with each. This way you can continue with each. The scope can be different price ranges, different areas of the city, different property types, etc.
3. Pick one agent for the first and consider using the other agent for the next one.

This could be a great opportunity depending on your location. This is basically a home with a "mother-in-law-suite", right? If so, you're probably looking at SF zoning. In some areas, there are restriction on how many non-related tenants can be in a SF dwelling. This seems to be especially true in college towns. You might be able to get the lot rezoned or monitor the tenancy closely to stay compliant. I'm also curious what other have to say on the topic. Thanks for the post!
