Our REAPS Main Meeting is held monthly on the fourth Thursday and is open to the public. This event is FREE for members and FREE for guests who have registered online or $25 at the door. Registration is required to attend. Doors open at 6:00pm for networking, meeting begins at 7:00pm. Tonight's Meeting is at the Bellevue Hilton Hotel in the beautiful, newly renovated Ballroom!

If you have never attended one of our events, then just register online and use promo code "guest" to attend your first meeting for free. For everyone else, if you don't register online then please plan to pay $25 at the door when you arrive.

The Master is ComingRon LeGrand – Godfather of Real Estate

After 36 years, buying over 3,000 houses, and training hundreds of thousands of students worldwide, Ron is the undisputed Godfather in the industry and a highly sought-after educator. His humorous lectures all lead to one underlying mission for those fortunate enough to be in his classes. That mission - learn how to buy and sell houses without using your money or credit, reducing risk, building and protecting cash flow and wealth, and doing it all in a few hours a month. Ron is a master of making the fastest and easiest money in real estate using automation, delegation, and systems so you can work less and make more. He is the trainer’s trainer and is credited with changing a lot of lives, launching new careers, and creating many multi-millionaires.

Ron has prepared a special presentation for our meeting called “It’s Never Been Easier”. You’ll see how the fastest, biggest, and easiest money is made with houses using no credit and little or no money. He’ll show you how he and thousands of his students buy beautiful houses in the best neighborhoods in all price ranges…without risk, credit apps, or banks and quickly turn them into cash flow machines that pay for years.

He’ll be accompanied by Lynette Wolff who with her husband Brian, do 6 deals a month, none are rehabs, and make seven figures annually – and have for the last ten years. On Friday, Lynette will spend the day calling FSBO’s and creating deals for all those who bring Seattle leads to the meeting the night before. You can learn how to bring yours here. A few calls to sellers who’ve advertised their house for sale before the meeting could result in a deal netting you 20-50K in the next 45 days. Watch this video and bring a few leads.

On Saturday, Ron will be doing his all-day workshop, Fast Track to Wealth, and going step-by-step over how he makes millionaires and why this business has never been easier. FYI, the guru still does 2-4 deals a month. You’ll get to see

Who is Ron LeGrand?

Allow me to introduce myself. I’m from humble beginnings, a former auto mechanic who couldn’t even make ends meet working overtime. I’ll never forget telling my wife again and again we couldn’t afford a new washing machine when our old one broke. Today, we live in a 7,000 square foot home in Florida. I’ve bought and sold over 3,500 homes and commercial properties all over America (using the same System I’ll give you) and I have thousands of people I’ve helped and am helping to achieve their grandest goals. I’d like to share my story with you…

I’ve been buying “quick-turning” for cash and keeping as investment houses as an independent investor and entrepreneur for 35 years. You can’t do that by random. You can’t do it “hit or miss” or you’d be broke, and I’m not; I’m quite rich. That’s because I have an actual SYSTEM for this that anybody can follow. And just about all business success and wealth is based on SYSTEMS. McDonald’s has a System for efficiently serving food. Southwest Airlines has a System for efficiently transporting passengers. “Old” wealth, like the Ford family’s, came from the Systems of assembly-line manufacturing and franchised dealerships. “New” wealth, like the Walton’s family’s, came from the Wal-Mart Systems for regional warehousing and distribution and controlling costs. In your job or business, you undoubtedly have Systems.

I have a System for efficiently locating, accurately analyzing, and intelligently purchasing certain very specific types of real estate, in some cases to quickly resell one of several ways for immediate cash profits; in other cases, to hold onto, without landlord headaches. My System can be your System – without the years of trial-and-error and expense that went into perfecting it…

In 1982, I was married, working as a car mechanic, with no money in the bank, an embarrassingly small paycheck, constantly telling my wife and kids “no” and feeling terrible about it. I was 35 years old, bankrupt, married for 17 years, with 4 kids, and clueless about what I wanted to do with my life – although I was pretty sure I didn’t want to fix cars in the hot Florida sun. (Sometimes even a good business providing a good income still feels like a bad job.

I talked with a lot of doctors, lawyers, contractors, restaurant owners, insurance sales agents, mortgage brokers who are doing just fine purely in income when they first meet me, but still feeling miserable about how hard they’re working or how they’re tied down and trapped by their businesses. I liberate them now, like I was once liberated.) I saw an ad that said, “Come learn how to buy real estate with no money and no credit.” I didn’t believe it, but went anyway. Within the next 3 weeks, I made $3,000 on a small real estate deal and I was no longer an auto mechanic. In a few short years I’d purchased over 400 houses, but I had as many headaches as I did dollars. That’s when I completely redesigned my approach to real estate, and went about being an ‘investor’ differently, and went about being a ‘quick-turn entrepreneur’ for immediate cash profits, too.

People started coming to me for advice, word got around, and almost of its own making, I wound up in the business of showing others how to do what I do – and what I do IS unique. It is a unique combination of marketing to attract deals, immediate cash profits, avoiding ordinary landlord problems, and rapidly accumulating wealth, a goodly portion of it tax-free. If that sounds complicated, it isn’t. Once you know the steps, it’ll be just as easy and natural for you to do as what you do now to make a living. By the way, you’ll be joining a 50-Billion Dollar Industry that’s more than 200 years old. It’s not what we’re doing anything totally new here. Instead, I’ve built a System for you on a rock-solid foundation.

So, today, my wife of 52 years, Beverly and I live in a beautiful home and 10 acres in Jacksonville, Florida. I indulge in my favorite hobby, fishing, with three or four trips a year, including my favorite, into the Alaskan wilderness. I do a lot of speaking – in fact, I address audiences of 200 to 20,000. I frequently find myself on programs with people like Dr. Phil, former U.S. Presidents, famous authors like Robert Kiosayki, ‘Rich Dad, Poor Dad,’ even Donald Trump. I usually travel in my private jet – no “take off your belt and shoes” airport security lines for me! I don’t tell you ANY of that to brag, but to make two very important points for your benefit: one, if a dumb car mechanic can do this, why shouldn’t you? You definitely have more education and resources than I did when I started. And you have all my experience, buying some 400 houses “dumb ways,” 3,100+ the smart way; buying over $300-million of commercial property; 36 years; all compressed and condensed into a step-by-step System that I never had. Two, although I’m paid every week to speak, conduct seminars, and author books and courses, that’s NOT where the majority of my wealth came from or comes from. I do what I tell you to do. I still buy and “quick-turn” three or more ‘ordinary’ houses almost every month just to keep my hand in.

People constantly ask why I continue to teach, mentor, and actually work to find open-minded, ambitious people to give my system to. It’s hard for them to understand why a multi-millionaire real estate investor who could have retired rich and relaxed years ago keeps working with people who aren’t yet in his league. I know it even raised suspicion and skepticism. The answer is simple, really. Golf, scuba-diving, even fishing gets old quick if that’s all you do. Making millionaires never gets old to me. I truly enjoy sharing my System. And I’ll enjoy sharing it with you. You know, I think most people, including most businesspeople, try to get where they want to go by working harder. But I discovered it’s not how hard you work but what you work on. If hard work were the secret, nurses, ditch-diggers, soldiers risking their lives in war zones, maybe even one or two of your employees would have Warren Buffet or Bill Gates money. I’d really like to show you how to apply a comparatively little amount of your time, brain power and entrepreneurial energy to something that can and will yield huge results.

The 7 Master Skills of Highly Effective Real Estate Entrepreneurs
With Dan Doran

As a real estate entrepreneur, do you think the key to success is your strategy and your operational practices? Most do, unfortunately, research shows that these two elements only account for 20% of your success. The other 80% is determined by your mindset, your level of personal effectiveness and productivity.

Tonight our key note speaker is Dan Doran who has successfully coached over 1,800 real estate entrepreneurs to 7 figures. Dan built and ran a $5 Million-dollar coaching company, one of the biggest coaching companies in the country, with over 500 coaching clients at the peak.

As a testament to his success, 70% of the real estate entrepreneurs Dan has coached are financially free today and you can be too.

Dan says, “I really know real estate entrepreneurs intimately and I know what they need to be more successful. I developed Master Skills … powerful yet simple tools that you can implement tomorrow and see results in weeks, not months or years.”

Dan’s true passion is using one-on-one coaching to help real estate entrepreneurs to make more money with less stress by teaching Master Skills.

Dan personally coached and mentored me for several years during my real estate career. He has a gift for marketing, sales, negotiation, business systematization and developing the proper mindset to succeed. His energy and enthusiasm is second to none. It was through Dan’s coaching that I was able to transition from a part time investing hobby, to a full-time successful real estate business. I credit him with much of my success and I’m excited to invite Dan to speak at REAPS to share his knowledge with the group. I can’t wait to see you there!

Meet Gena Horiatis
Mom, that was my name for a very long time. John’s mom. Can John’s mom make a cake for the kindergarten party? Elizabeth’s (then Liz’s) mom. Can Elizabeth’s mom handle the car pool to ballet today? Grace’s mom. Can Grace’s mom go on the field trip? Hannah’s mom. Did Hannah’s mom mean to have a fourth kid, at her age? (I most certainly did). Of course, at the same time I was also Nick’s wife. Nick’s wife is a really good cook. What does Nick’s wife do all day? Hang out at pool with their kids? S’pose she would take ours along too?
Flashback to life before kids. (Dinosaurs had just gone extinct.) I graduated from Cleveland State University, didn’t get a teaching job and ended up working at IBM. Learned that the corporation is not your friend, and left for good as soon we had our first child. Never looked back. Never. I was happy, content even, being Mom. One child followed another. Blessings. Nick, my husband, bore the weight of bringing in the mullah while I manned (wo-manned) the home front. It was a good life. A very good life indeed. Exhausting. Satisfying.
Life has seasons. There came a point when I felt I needed to step up and walk through a new door. Two kids in college at the same time, another couple to follow. Home Equity Line of Credit growing uncomfortably large. I was teaching piano – gosh, lots of piano. Teaching piano is probably the best thing you can do to increase your patience! I loved it and I endured it at the same time. Music enveloped me for a decade and I was washed in its beauty. But teaching piano doesn’t pay for college tuition.
Then one late night on came an infomercial (did you know the Lord can talk to you through an infomercial?) and I heard I could be a real estate investor. Me! Wait, Me? Yes, me. I got educated and I walked with courage and fear through the door I saw cracked open before me. (Knock, and the door shall be opened.)
Fast forward a hundred plus deals later; I’ve been teaching real estate investment around the world. Quite a thrill for a stay-at-home Mom. Now the questions sound more like…Where did you say your mom was this week? New Zealand?
The love of my life, my husband of 38 years, was able to leave his job and let me bring in the mullah while he basks in his new career as an actor. My son is my business partner. Life is miraculous.
I’d be honored to help you push open a door or two. Here we go.

Meet Andrea Weule

Having grown up in rural Montana, I'm a farm girl at heart, I got transplanted to the big city after college. The city of Denver is where I met my man Chip. A match made in heaven, we married and raise our son Caleb, who is about to enter adolescence. Watch out world. I worked happily at a builder business, putting to use my marketing degree and communication/negotiation skills. Chip and I began investing in real estate the expensive way – the way where you save by not investing in education, but spend more because of the mistakes made. We got ourselves painfully deep in debt, then realized education was the answer and dug deeper still. Never to be denied, we worked tirelessly and not only got out of debt, but became sucessful investors - wholesaling, flipping and holding rental properties in multiple states! Chip chose to continue in his professional career, while I chose to leave the J O B to invest and mentor in real estate full time.
This choice has given me time to exercise my passion for my community. I love my role as President of the local Kiwana’s organization and can be found in any number of volunteer roles, especially at Caleb’s school. I have been able to complete hundreds of real estate deals and teach thousands of new investors around North America. I love the opportunity to give back and can't wait to get you started on the path to your own personal Time to Profit.

February Guest Speaker Matt from Brick Haus

Matthew started his career in consulting and software at McKinsey, Amazon, Intuit, and NASA before shifting toward revenue management in the travel industry with his startup Caspini. Matt’s a hard worker, but even he needs to relax at times, so he decided to start hosting travelers in his spare room on Airbnb for fun in 2015. Eventually, that hobby became his main business, Brick Haus, and he now supports clients in 8 countries hosting happy travelers
from all over the world.

His talk will:

  • Introduce you to short-term rentals (a.k.a., Airbnb, VRBO, HomeAway)
  • Surprise you: your long-term rental intuition doesn’t always translate to Airbnb
  • Discuss how short-term rentals can support affordable housing and workforce development
  • Highlight some of the challenges of hosting and why hosts love Brick Haus

There will also be plenty of time for Q&A, so please come with questions ready. You may also email questions ahead of time to [email protected] (no .com).
