Hello. I imagine realtors will jump in here for you. I am not qualified under your specifications, as I have not sold land, but I'd be happy to send you the active listings for the agricultural land in the Temecula area. There are plenty currently available on both the west side of the 15 and also on the east side out in wine country. Prices and sizes all vary as low as $150K for 4.8 AC up to $3.6M for 54 AC on the mls. I can narrow the search if I know what your specific requirements are. (I also know of another property over 200 AC that isn't currently listed.) Let me know.

I'm an agent in Temecula. I know the market here pretty well. I have a few investors with hold properties. We always look for a 5% return value on their cash purchases. For picking up properties holding a loan, I'm sure it's most likely tougher to acquire properties that make sense for monthly cash flow, but would work for the equity builds. Our market pricing has come down and will continue to come down these last couple months of the year (as they always do), before rising again in the early spring months. There are still good prices up here, especially compared to other areas.
As for AirBnB...be careful. I found out a couple months ago, when researching for another investor, for properties within the city limits, the city does not allow for short term rentals. My understanding from my call to the city is, the property has to be a minimum of 60,000 SF. They did tell me that properties out in wine country have been allowed, but you have to contact them with the address for confirmation. I've heard the city is going through some additional "research" on this subject, as there have been many requests, but for now... it's still not allowed.

Wow! Pretty harsh responses coming in from a lot of folks who've never lived in, nor most likely never invested in Temecula. I happen to live here and love it! I've been here for 11 years after living in the San Diego area for over 20 years as both a renter and an owner. And yes, I love San Diego too. I'm been an agent for many years, so I work with both buyers who live in their homes and a few investors who hold and rent their properties. Honestly, I've yet to have a buyer who has regretted their purchase here. And my investors, continue to purchase here. I have one that is up to 8, and one that now has 9. I have had buyers that have also sold their properties after years of owning here, but only because of work transfers. All of those have sold for a lot higher than they purchased for years before.
As for prices here... they are all coming down, just as they do every year after the summer run. Most likely they will continue to come down as we head into winter... just as they do every year. There is a ton of inventory here because many of the sellers can afford to sell. Some are selling to upgrade for bigger homes, or a home with a pool or bigger lots. Some of the families are military, and moving due to transfers (Big military population of Officers and who won't live on base. Also families who come here to get their kids in our amazing school system!) Some of the sellers are moving on because they've raised their families, and with their kids having moved on to places all over the country, they are following to be with their grandchildren (yes, one reason I too would leave here when that day comes).
No matter what, Temecula is a beautiful place to live. The city itself has neighborhoods with beautiful views. Plenty of shopping, top restaurants and plenty of entertainment. We have a beautiful theater here with great variety. We have a lot of live music. We have so many amazing wineries! We have the casinos with all sorts to offer. We are a destination location for weekly visitors because of all of the above. We are less than an hour to the beach; we are an hour to SD airport, or ONT airport; we are only 1.5 hours to Staples center in LA; we are less than 2 hours to Big Bear and just over 4 hours to Las Vegas.
People come here, worried about the commute or worried about the heat... then realize quickly that those fears are overrated. The commutes are worth the values. The heat... well we get amazing breezes here daily that cool things off every night. And days... well, other than the handful of days that get to 100 that we close up the house and use our AC, We don't even realize how hot it is outside because with just 1 fan going, our house stays cool. And I work all day in my home!
You can get a beautiful 2500-3000 sq. ft. 4-5 bedroom home for under $500K. You can spend $700K and get a house that you'd dream about. And for $1M - $1.5M... you can have an amazing estate in wine country or a ranch to have horses.

Hello Chandler. I'm a realtor here in Temecula. Having worked with so many buyers over the years, I can tell you first hand that the better you present your property, the happier the buyers will be to pay the higher prices. That being said, timing is everything. We are coming into the high season for sales, and prices always go up this time of year. Since there are different types of buyers that want completely different purchases, you will be fine, whichever you decide. If you spend the time and money, don't be afraid to reflect it in the price. Your price point is good for a lot of folks to afford. In my experience, buyers get the best feelings when looking at clean homes. When they feel better, they spend more money! And as long as you aren't overpaying for work, and as long as you're keeping to pleasant, common color choices... you'll do well. I'd be happy to talk to you more if you're still looking for a realtor. (of course)

I have a few investors here in Temecula doing hold properties. Although the houses are fewer, we still can manage to find the right ones. Rents are up so now is a great time. I expect prices to come down in the near future as they always do in the fall and winter. Temecula sells itself for rentals because the schools are all top rated so families are always moving in from San Diego and Orange Counties. My investors are all cash investors looking to get 5%+ on their returns, and doing well with this.

I am well versed in Temecula for SFR's, as I am an agent here. I have a few cash investors I work with that buy and hold. They all look to fall in the 5% range for gain and seem satisfied, knowing the market will also increase the value of their investment homes. None of my investors buy this time of the year though. Prices always increase on the sale homes this time of year, and will continually increase until around July. Then prices steady for a couple months, them begin to drop again for fall. Once the families get settled for the new school year, everything slows. Fall and Winter season has always been the best time for my investors to get better purchase prices for the hold.
