I too live and sell here in Temecula, where we have Pechanga Casino on the south side of town. This is actually my specialty area, and within a few miles we have some of the highest priced homes in Temecula. I have HOLD investors that purchase many homes within the few miles radius. Rentals are great here in this area, as we have a top-rated school system. The casino doesn't affect housing too much. There are some lower priced homes right next to it, but they help to give price choices for buyers and renter.

I do still have some buy and hold investors here in Temecula. But available properties are definitely fewer these days. My clients are getting about 5% or skipping deals. Right now, more skipping deals.

I still have confidence in these areas. Besides the property values holding steady and increasing, the rental prices have increased. Although the investment properties are a smaller inventory to select from for the %'s my hold investors look for, they are still available.
As for the long term appreciation... I definitely have confidence, as long as you hold for more than 2 years. The school ratings are keeping the influx of buyers and renters. The majority of the schools are over 9, and many over 9.5. The high school sports are fairing very well in the state. There are many new homes still being built in Murrieta and further up the 15 and 215 in Menifee. I expect more schools to follow.
I have buyers coming in from all directions to get more for their money. We also have a lot of movement, based on military families, in and out 2-3 years later. Helps with rentals too, for sure.
Having been in the San Diego area since 1986, after coming to Temecula in 2007, I don't think I would go back. There is plenty to do, amazing wineries, casinos, live music, theater, great restaurants, and tons of parks.

I would guess a lot of conventional brokers include professional photos, but not the 3D virtual tour. I myself have included regular videos. As for Zillow and the other platforms, they all feed from our MLS, so it goes out to all of them. We have found them to have accurate information, but it may not be as updated as often as the MLS. Just for the record, I personally can offer 4% on a sale if I've also represented you on the purchase. I'm not sure what others offer. Would love to help you out if/when you are looking.

@Omid Boloori. Definitely worth educating yourself to what they offer in services. Just be careful. Word is They are going through some litigation with some of their agent employees. I’m not going to say anything bad, as it’s hearsay to me. I do know from discussions with buyer agents that have been through the purchase process of these listings that’s it’s a bit frustrating to get things accomplished. May or may not be worth the savings. Most of us agents are now offering a 5% commission to split between brokers for full service. Worth asking questions, for sure.

Hi Harold. I'm an agent in Temecula. But I may have a couple options for you in Illinois. I own a house with my Mother (bought for her years ago). My sister and I have decided to sell this house, sell her investment property, and sell her own home and but a duplex. So, that being said, I know for sure my sister's investment house falls in under the 100K. I'm not sure about my Mom's. We still need to run numbers. But it may be possible selling direct to get close. Food for thought if you decide to go outside of CA.

@Ricky Knack Oh, I see... so that seems different than the reasons of the flipping and rehab. But of course, if you're knocking on doors, it may be worth the permit!

Do you live in Temecula? The only thing I found, wasn't specifically for Temecula, but would make sense if you don't live here:
What is a solicitor permit?
"A Solicitor's Permit . . .which allows persons the opportunity to conduct business in the City as described. . ."
Of course, I would think the Business license would do that.
Can't wait to see the answers from others that flip homes.
