@Andrew Roberts I don’t think wanting a 6 month lease is always a red flag (although it could be depending on the circumstance). Having been in property management for many years now, I would say that if they pass the background and credit screenings and have verifiable income, consider it. However, if it were me, I would be inclined to increase the rental rate by at least 5% for any lease term shorter than 12 months.

@Tiffany Onwudinanti that’s exactly what I did. Just be straight up with the listing agent that you will view the home during due diligence if your offer is accepted. I’m under contract now and have already gone through inspection. We are just waiting on the appraisal and final approval from the underwriter.

@Nick Bilaniv Depends on where you’re looking to purchase, your escrow company/ closing attorney and lender. I’m a real estate in GA and typical closing costs here are anywhere from 1-3% of the purchase price.

@Kyle Soderman it’s different from state to state, but in GA it’s called a leaseback. So when writing the offer you will include a temporary occupancy exhibit and a lease agreement with the terms of the leaseback.
Check your local landlord tenant laws and with your broker (if you’re an agent) or your realtor if you have one.

@Bill Couture mail though? I would just email her a copy of the payment ledger that shows the date and amount of her payment. I do property management full time and I seldom have someone ask me to mail them anything.
