 A good lease agreement that includes a hold harmless clause should be sufficient.

Hi Garrick!
Rentometer is a great tool to use for rental comps. I use it all the time! I typically enter in the individual unit specs if there are multiple units in the building.

I am a seasoned Realtor in Atlanta and would love to talk more about what types of properties you’re looking to acquire this year!

I specialize in expert negotiations for my clients. For example, I recently had a client whose loan type disallowed the buyer from accepting more than around $10k in seller credits. The seller already agreed to $16k so I strategically negotiated the seller to pay the overage directly to the buyer after closing so it did not affect the deal and the buyer still got their money!

Hi Alba!

I am very familiar with Alpharetta and Johns Creek. Great areas for STRs! Your best bet would be to hire an individual to manage your STRs who will serve as the point of contact for all things needed for the units. I typically charge a consulting fee equal to 6% of all collections.

I went with Barney Fletcher in person course. Awesome format and great instructor! I passed both the course exam and state exam on the first try.
