Bye the way, we're starting to do some surveys - what do you like about the place, what don't you like etc. Could provide some insight. I think you might have to include something they would benefit from by sending it back to you though. Like fill out this form and get x in return. Otherwise it might just end up in the trash.

@Sam Leon , that scented paint is interesting. Never heard of that, but might come in handy after some smelly tenants! ;-)

So the selling point (or renting point) was the closets. What kind of organized system did you put in that she liked?

Welcome to BP. Just a bit south of you. Wife and I love visiting Vancouver when we get the chance. Investing down in the U.S. is understandable. Welcome to BP. Used to pass by your neck of the woods for work way back when in a prevous life. Do you fish? I think the Kenai area is good for catching Kings. Welcome to BP. You'll find lots of great info and advice here. Check out the Learn tab up top and dig in. Seems prices in our areas have taken off and it's getting harder to find good deals - especially for buy and hold. My wife and I love taking trips up to Vancouver now and then. Lots of nice restaurants and waterfront areas. With the recent recession and stimulus from the Fed, the exchange rate improved for Canadians. With the Fed tapering back on stimulus here, it might go back the other way. Thanks for jumping in. See you around the forums.

Yeah, that was a Christmas vacation visiting family. Enjoyed that sunny 80 degree weather. Now I'm back in the great Pacfic NW - half those temps and rainy. As for the SoCal buy and hold question, I was expecting Inland Empire, High Desert, or places like that. I know those areas take the biggest hit during the downturn and are last to recover. Anyway, just thought I would look around when I was down there. Can't believe how expensive it is near the coastal areas. I guess if I ever do buy and hold investing outside of WA state, it will be somewhere else where the cashflow is better.
