Hello All!

I have a property under contract in Baltimore City that has approved plans (2016) and most of the work has been done but no inspections were conducted.

1. Do approved plans expire in Baltimore City?

2. If the plans don’t expire can I complete the renovation utilizing the existing plans or are new plans required.

So a month ago I bid on a Homepath property which will come as no surprise it was a multiple offer situation. I resubmitted and increased my offer by $10k. I was rejected. About a week later I see that the property is back on the market so I resubmit this time $5k less than my last offer. Get rejected. I kicked myself for not bidding higher but figured it was sold at a price higher than I wanted to pay. Today I find out the property was sold $2,500 more than my offer. I'm really kicking myself now because I lost out on a nice flip over $2,500 but more so trying to be cute. Any suggestions for getting over these type of situations and not dwelling on it.

Has anyone successfully converted a multi-unit property to a SFH in Baltimore City? If so what were the necessary permits required to make the conversion. Any tips for someone going through the process Thanks

Have they giving you a timeframe of where they are in the underwriting process? Can you notify your lender of the new conditions of the extension and have them cover the cost since his seems to be a lender issue, this is assuming you got hem what was needed in a timely manner.

New member from Baltimore.  Currently closing on my first investment property. This will be a buy and hold.
