Definitely agree. Not having use of the browser back button is a pain since you get kicked back to the first page forum page if you use it. I get around this by opening each thread that I want to read in a new tab. This keeps my place on the main forum topic list static.

A small icon on the main forum page to the right of each forum title that will direct to the last page of the thread.
This will definitely make navigation easier when trying to stay on top of a post that has multiple pages.

Wow, 11.6%, thats huge! I think the "experts" were predicting about a 1% decline.
Market seems unphased though. I think investors are starting to live with the thought that RE is in the toilet for the foreseeable future.

I used ASI Llyods out of Florida for years through a broker for my rentals. Never had to make a claim, but I tried to add an additional rental to the policy this year and couldn't get anyone to email or call me back. I tried for weeks. I actually had one of the people at the broker tell me the reason know one is calling me back is because the owner of the broker company is busy building a hourse.
So glad I never had to submit a claim. I ended up switching to Travelers.

Sorry to hear your situation. Unfortunately a lot of people are in the same position. It would just be a guess on our part to speculate on the banks response, but with a 160K gap in equity your going to have your work cut out for you on getting a short approval at 110K.

Thanks Vikram. I guess it all falls back to the golden rule of maximizing your umbrella liability policy as your primary safety net.

Agree with Greg. On investment mortgages the minimum I have seen is 20%. My local credit union is actually requiring 35% for investment mortgages.

I regulary read a blog concerning financial planning and recently they were talking about RE asset protection via a DAPT.

Does anyone have any experience or opinions on this. I'm having difficulty understanding this type of protection so any insight would be greatly appreciated.
