With all of the real estate activity going on in Tampa and record sale amounts I would think there would be much more conversations here. Has the real estate buzz stopped for Tampa Bay? Have the all cash hedge funds killed the market for the small to mid sized investor? Have the increased interest rates slowed everyone down? I have noticed that most of the "cash flow" investors are really struggling to find the home run deal. All while the IRR investors are setting themselves up for the long holds are still buying. What are everyones thoughts on the activity currently in Tampa Bay?

With Florida population growing rapidly as we start the 2021 year housing prices are skyrocketing. Not only sale prices but also rental prices as well. One thing I am seeing consistently is properties that have the upgrades or space continue to blast through normal rental comps. Basic 3/1s in Pasco that would typically rent for 1100-1200 are now seeing 1350-1450 with the right finishes. The demand is high if you are an investor... Just keep this in mind as part of your strategy. Has anyone else experienced this in and around Tampa Bay?

Whether its a new car, a vacuum cleaner, real estate agent, or property manager... Reviews play a huge role in how we shop in todays online driven world. From a consumer standpoint how much of an influence does a review or number of reviews play in your decision? Is the Dyson worth it or will a Shark work exactly the same? Is it about the upfront price or the long term service and longevity of the product?

Let me clarify @Patrick M. the agents work for our company and are salaried. They only work with our properties. Big difference in what you are referring to.

I agree there is a separation on cost vs value... There is always a race to the bottom in price which cuts services. This applies in any industry..

The end result a client wants in definitely to rent the property fast as a possible. There is a push for more technology in the leasing space for sure. If you were to give a client 2 options
1) Lease the property with a self showing lock box in less than 21 days...
2) Lease the property with a team of real estate agents that work with your company in less than 21 days...
What do you think they would say?
Having agents does cost a company more money but it also is the value that comes with it. There is something to personal touch that is fading in the PM world. How many companies have SALARIED real estate agents vs commission only?
I know you are in the NE but we have a grocery store chain called Publix in the SE that is thriving without self check outs in their stores. The reason they can produce the same results as a self checkout because they are staffed, lines open, people are top notch friendly, and even crazier they can charge more for their groceries and the customers keep coming back.
