Investors purchasing in the Tampa area MUST READ!
Too many times we see investors piecing their investing team together. Your real estate agent must involve your PM company if you are purchasing a buy and hold property. Rent It Network has dedicated agents that only focus on buying and selling rental properties. If you have already have a trusted agent make sure they are partnered with your PM company prior to purchase. This will be a long term headache if you are put in a bad deal.

Come network with other investors to learn the importance of a having a complete team around you of trusted professionals. if you are looking to begin in real estate investing this is great opportunity to ask questions from others in the industry.

@Don Carey we have do this often in Tampa. We have a real estate team that specializes in investment property acquisition and I as the property management team evaluate the rental side of this. Your expectation isn't unrealistic. Even if an investor is using another agent we evaluate the property with them to make sure everything lines up for ongoing management.

Have a property management company evaluate the properties with your agent. Usually there is no charge for this. The PM company might even have a good contractor on their team as well.
Make sure your agent has experience with multi family properties also. A traditional agent will not know the ends and outs of a rental .

We are looking to purchase PM portfolios in the Tampa Area. We have a seen a trend of real estate agents managing a handful of properties as a side business and would be interested in purchasing these.
We would would also be interested in owner managed and mid size real estate companies looking to get out of the management business.

@Rik Patel it is never too late. You need to have a good partner that can find you the right deals. We have had great success with assisting investors find the right deal in the Tampa area. The good deals usually go really quick and a good investment agent can analyze and get you on the right track quickly and professionally.

We do not handle seasonal rentals. However we collect our management fees from tenants rent. If they do not pay. We do not get paid.
We also have a maintenance agreement that gives us authority to take care of repairs that are less than $250. Happy tenants pay their rent on time and renew at a higher rate... less vacancy less cost to the owner. Again these are for long term rentals.

@Anna Oshinsky My suggestion and strategy our property management company uses is partnering with the buyers agent prior to acquisition. Most companies will not do this until a management agreement is signed. If you are calling to get information and the company is not calling you back that is a huge red flag. Most property management companies run slim on payroll. Find a company that has depth from the acquisition process all the way through to on going management.
