Figure out what your offer price should be to make it work. Be very conservative with your estimates. Then, make an offer that works for you. Don't go over that.

I use this calculator: Real Estate Analysis Free

Take one of your possible properties and enter all of the data, as specifically as you can. The calculator will give you the numbers that you need. I usually look a monthly cash-flow, trying for $200/unit/month.

My son is working on his Eagle Scout project, which will be a Gaga court for our township. No, I did not know what that was either. It is a safe form of dodgeball that is becoming popular. I am trying to "engineer" it so that construction is as easy as possible on-site.

It will be build from pressure treated lumber. I need to make 22.5 degree angles in 4x6 and 2x10 boards. What will be the easiest way to do this? Will a compound miter saw do the trick, or will I need a table saw?

Why replace the unit? Why not do the repair, unless the furnace has other issues?

I also have a goal of $200/door, and I calculate it using 100% leverage.

Just curious, why the setback on garage bay #1? If I lived there I would like that extra storage space behind the car without it.

Seems like a HELOC would be ideal in this situation. Use the cash only when needed, and only pay interest when you borrow it. Plus, as far as I know, the interest is still tax-deductible.
