I feel that the quote is high. Should be about 1/2 of that, so around $450 for materials and labor. Get more estimates, for whichever material you decide on.

I am close to closing on our first property, a Duplex. One tenant is in place, and one unit is empty. It needed some electrical work, which is now completed. However, the township has to re-inspect the work, and it may be delayed until sometime in December. I have a tenant lined up that wants to move in as soon as possible. I can still close prior to the inspection (or shouldn't I), but can I rent the unit? The majority of the work was done on the currently rented unit. There is a COA. Thoughts?

$40/unit/month cash flow seems really low to justify IMO.

Andrea, is that particular house a duplex with two 3 bedroom units? If so it seems like it could be a good deal if it is not in too bad of shape.

When I was a medical student we rented a house. 5 med students in a house, with a dog.

To this day I wonder "what was the owner thinking!"
