As I embark on my REI adventure, I would like any references for trusted contractors in the Trenton/Central NJ region.

Also, do you find that the service plans from PSE&G worth it? One of my units has an older furnace.

Who is in the property? A tenant with a lease? If so, they can stay until the lease expires.

Shouldn't the unit that caused the leak be responsible?

We bought our 1st property using a HELOC for the down payment, so essentially 0% down. I plan on putting everything that I budgeted for maintenance and CapEX back into the HELOC, then tapping it as needed for expenses.

I am thinking about adding a used refrigerator and washer/dryer to my empty unit. Does anyone know of a reliable used appliance dealer in the central NJ area?

My newly acquired Duplex has a long-term tenant on a Month-Month. She has been in for 5 years and has been a good tenant from all info that I have. I approached her about signing a new lease. She does not want to sign a 1 year lease, but would sign a 6 month. I have thought about 2 options:

1. 6 Month lease, followed by a 12 month.

2. Keep her on a month-month.

Option 2 could have some advantages, as if she does not turn out to be a good tenant, I will have an easier out.

What are your thoughts?
