My first property was a side-by-side duplex. It has been great, as the tenants do the lawn care and snow removal just like as if it were a SF.

Our home AC recently broke. When it was fixed it took many hours to get the temp from 78 to 72. That is why they should only turn it up a few degrees and NOT turn it off.

I think that it would depend upon the layout of the bedroom. Should be fairly basic.

Forgive my ignorance, but why is the presence of the manhole cover that much of a problem?

Send them a bottle of mold killer. I would be able to find mold in every home, every building...

...because it is everywhere.

I have 4 duplexes that are like this. I divide the water bill per capita and bill the tenant myself. It is annoying but not a deal breaker. I have not had any pushback.

If we hire someone to do a job and they don't do it they should be responsible.

I would put some ant bait gel in there. It would hopefully kill the nest.
