I do use a Realtor, and I ask him to submit an offer...simple! You could certainly put the offer in yourself directly with the seller.

Though it can be scary, this will be the best thing that you can do for your family. Just do your due diligence compulsively, triple-check, and ask questions. You are doing the right thing!

Interestingly, I was just wondering about this myself. I have a shower with some issues.

I still can't understand investing in rental real estate using cash. What kind of % returns are you able to get? It must be less than investing in much easier products like stocks or mutual funds. 
I would rather allow my tenants to actually buy the property for me!

My 2/1s are doing well. A 3/2 may be better but I would not ever rule-out a 2/1.

@Matthew Paul, as the units are more like single units, it is just part of my requirements. They do not seem to mind.
