I'll just add yet another vote for Paper Profits and also suggest "Performance Anxiety" by Gordon Moss. Gordon's book is exclusively about buying 2nds I believe. In addition, I suggest you google "Scott Carson" and start following him on Facebook. Scott's company can be seen at WeCloseNotes.com. He does a couple of very in-depth but inexpensive online trainings per year - Note Camp and Virtual Note Buying for Dummies. He also does a weekly webinar on a note topic. Scott exclusively teaches about buying 1sts.
I realize in writing this, there's a lot of info there and it may look confusing. I'm a fulltime note investor - I'd be happy to chat with you and, after hearing your goals, I can probably narrow this down for you. Send me a colleague request and then I can give you my contact info.

If you're not setting up a "checkbook control" Roth SDIRA, be sure to choose an IRA custodian company that can move fast so you don't lose any deals due to delays getting your funding. Camaplan in Pennsylvania is a good one and so is Quest in Texas.
If you want to do checkbook control, look at IRA Financial Group http://www.irafinancialgroup.com/ Ask for Adam Bergman - they're very helpful.
Good luck! Roth is a great idea if you have a good plan for vastly growing the money in your IRA. That's what I'm doing. ;-)

Hey everyone, I'm a note buyer and I just took possession of a nice house in Bay City. I need a project manager on the ground there to help me get it cleaned out, get some repair estimates and get it sold to an owner-financed borrower. Don't really want to use a realtor as our sales process is outside their norm. Anyone know someone in that area who could be our boots-on-the-ground? Or does anyone want to buy an owner-financed house to fix up and rent out? Or to live in yourself?

This was a very fun event with lots of great information and small enough that you could really talk to all the presenters and "stars." Marc Gold puts together a fine event and the modest fee even includes lunch on both days. Congrats to the people who made it and the rest of you, plan to come next year. It's going to be January 27 & 28, 2018, again in Newark. If you're serious about notes - or just getting interested - these events are priceless! @Marc Gold

I just posted about this too, Jennifer! Had no idea of all the advantages of 401K vs. IRA and that there's a way I could have a 401K by having an entity (check!) and paying myself a salary. Love #NoteCamp

Found out at #NoteCamp in a presentation by Tyler Carter from Nuview IRA that compared to a SDIRA, with a 401K, you can....
1. Contribute up to $53,000 ($59,000 if you're over 50) in a year to a 401K where the annual contribution to an IRA is capped at $6500.
2. Borrow money to use along with 401K funds and NOT trigger a UBIT type tax as you would with an IRA
3. Have checkbook control for free without attracting the attention of IRS auditors
4. Make contributions as traditional (tax-deferred) because it affects the amount you need to contribute for your employees but then convert it to Roth within the 401K
5. Be able to leave money in your Roth 401K tax free forever for your heirs. You never have to take it out, unlike required distributions under an IRA.
