I believe we all are on a journey whether we like where we are, getting into something new, or just needed a change.  We wouldn't be investing in real estate if we didn't have a bigger picture. Lets hear it...what are your reasons for investing in real estate in 2017?

As for myself, I have an 8 yr old daughter, 1 yr old son, and another girl on the way and education and life experiences are huge for me and my wife. I personally don't feel like I can fully live to my full potential by sitting  behind a desk working a 9-5 making a corporation richer while i miss out on important times of my kids lives. I'm sure i'm not the only one trying to get out of the 9-5 rat race and live life on my terms. So lets hear it BP what are your reasons for choosing real estate?

@AlexDeacon 4-5 homes a month is what I'm striving to get to. I currently have a 9-5 job which i'm working on replacing with my real estate business. I would assume you are a full time investor. i would love to dig a little deeper and hear some more about what kinds of systems you have in place to steadily buy 4-5 homes a month. Do you primarily invest in PA or do you invest further than your backyard?

I have a hard money lender that I've had success with but to have more than 1 rehab going using hard one can get a little pricey.

wow great story. I have a lead i'm trying to negotiate that is similar to this. I'll keep you posted.

This is an interesting topic as most of the top tier real estate investors that I know purchased the bulk of their portfolio using private money while other investors use banks and other creative financing.  Which brings me to this question, how do most of the private money lenders out there find which deal they choose to lend on?...and how many deals are you comfortable funding at a time?

I saw a huge difference in the response. I'm not saying all the calls were positive though, but the candy did peek their curiosity. Give it a try and let us know the outcome.

So far i've purchased 3 lists from listsource which worked out well. Some common issues people have is not knowing how to filter properties correctly. So just make sure you go through each tab! Also another ninja tip that I sed in the past was to put a little mint or any little candy to peek the recievers couriosity to open your mail(thats if you are manually mailing them out).

Hope everyone is doing well out there!

I'm looking to acquire 6 rental properties before the year is out and have been talking to a few investors about how they usually structure deals using private money and was suprised to hear all the great strategies....so I wanted to open the floor to discuss any other strategies or structures to your deals using private money.

I have a private money investor who is willing to fund one of my deals using his 401k and agreed to quarterly payments which sounds great to me!...Would love to hear from other investors who are fliping, buying & holding, wholesaling...even just buying tax notes. Lets chat!!!
