@Charles Campbell thanks, I have been looking into some here that you have mentioned.  I was leaning more towards Tracy & Fred Rewey

Any recommendations on education for note investing? I'm really looking to create seller financed notes.   I have a few courses on my radar, curious to see if recommendations align with what I have on my radar,thanks

My first note generated a yield of 14% Per year for 3 years.....have not looked back

 Ivan thanks for the reply....did you purchase the note, or was it a seller financed note that you created?  What state?

Thanks...good to know,I was not aware Georgia required a lenders license. I'm going to do a google search now but wondering if there Is a website to check which states require lender license?

Curious to know other's experience on first note purchase/or seller financed created note.  What went right?  What went wrong?  Is there anything you would do differently?   After going thru the experience of creating or purchasing your first note  what's one piece of advice you would give yourself  if just starting out?

Chris thanks...I have been leaning towards purchasing property at discount and selling with seller financing,create the notes myself.  Is there a rule of thumb/price scale for fees associated with collateral review companies...or attorney that we would use for collateral review?  I may purchase a small note on the secondary market to familiarize myself with things....but ultimately I will probably source off market properties buy at discount and sell via seller financing, as opposed to fix and flips.  Had a property a few months back...got it for 30k in the Atlanta metro, even though it needed a fair amount of work it would have been better to seller finance as exit strategy.  I'm learning.

@Kevin Crowell

Kevin thanks!  What's a question that you didn't ask that you wished you would have asked?

@Jay Hinrichs Thanks...I think for me to have the flexibility to sell the notes that I create should I wish to do so is important ,as some I will hold and others I will sell at some point.  Thanks again.
