@J. Clark Baird that would have been great to see pics of your start to finish. I have been looking to get into the Louisville market,and I was actually wondering if BRRRR would actually work in the Portland area due to lender,appraisal issues etc

@Maria McCreless are there any additional areas in Tallahassee that you would suggest buy-hold investors look into?  

I bought a house in Pittsburgh for $750...needed lots of rehab,should've kept it...but didn't have reliable network in place at the time

I'm looking into this market,is it difficult to get units sec 8 approved?  From my experience in Atlanta some of the areas in Atlanta,sec 8 would not approve the property based on the area

Can anyone provide references for a sound property managment company in Cleveland. We would prefer a company that has experience in managing properties in both the east and westside of Cleveland. We also prefer to work with a property managment company that has experience with sec 8...and there core business is in Cleveland and not the surrounding areas, looking for that hands on touch.

Wanting to compile a list of the states that require a license to purchase and or service notes. I believe the following states require a license to purchase or service notes...please feel free to correct me if I'm wrong or add to the list. Lastly if anyone knows of a way around the licensing requirement...please share.
