Hello,
I need some advice before trying to get a homepath mortgage. I'm 20 years old, and I'm trying to purchase a 4-plex, with me living in one unit. Ive been wholesaling some properties recently and can afford the down payment. The question I'm asking is what do I need to qualify for the homepath loan. For example, how much do I need to bring in yearly, credit score, etc... Any information would be appreciated

Hello,
I plan on investing in Detroit some time in the near future. Personally, I think this will be one of the biggest investments in real estate once Detroit figures everything out. I am looking for advise from others on where the best zip codes are in the city, where should I invest, etc.. Any advise from investors in/around Detroit would be great...
After reading this discussion, there are two completely different views going on here. @Ryan Watson is speaking from a moral standpoint and everyone else is speaking from a business/developer standpoint, which everyone made their good points. But I'm going to have to agree with ryan because I think developers nowadays are looking at fast cash and paychecks rather than safety. Just look at these two pics and tell me that there is something wrong with this, not from a developer's view but from a moral view.

@ J Scott. What would you say about wholesaling HUD, Fannie Mae, etc... to hedge funds?
Would I be able to do a double close? From what I'm reading that is what most wholesalers do

I'm looking to purchase an 18-unit apartment building. I am trying to find ways to reduce my gas bill. Can I split the gas lines and have my tenants pay it? How would this procedure work and would I really need a boiler for each unit? Wouldnt my basement be filled with boilers lol How much in your experience would it cost and how long would it take? Please feel free to respond and help me with my situation! Thanks!
