“I would be happy to provide assistance to anyone for
Lake County properties as I know the system quite well. “

I will definitely keep this in mind

Welcome ,,

per Mr Williamson statement

Lake county property taxes our also extremely high

FYI ,, you could hire a property tax advisor who
would attempt to lower the property taxes

Illinois -
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
If interested in reducing property taxes
send me a PM and I would send over a property tax advisor
recommended information only
I have no affiliation ( meaning I receive no $ )
I hired a property tax advisor - once
for a Round Lake Beach property ,, fyi
FYI - he / she typically receives a onetime fee
( 40 - 50 % of your actual savings )
Example
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
individual saved us $1200 in return we paid $600 within 30 days
no savings = no fee

Mr Shah ,,
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
I would suggest getting as much cash upfront as possible
First month
Last month
Security deposit
Maybe check their driver licenses / photo
Reason - I had one residence -
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
I was originally told 3 students were moving in via there realtor

Now taking my city permit allowed for 4 people for the residence

On lease signing day
– 8 kids were trying to move into the 900 square residence

Then they also tried to move in some more kids
who were not even on the lease

Believe me you must check up on student house rentals
( especially the first few days )

Most important
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
try getting a parent (s) to co-sign for lease
( on hook for lease ,, utilities )
just my opinion
" I am not certain, but there may be duplexes in the program. Then you could live in half, rehab the other, rent it, then when the time required to occupy has elapsed, rent out the other half "
Yes ( duplexes ) - Jean K
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
I have a few relatives who purchased a duplex
and rent out the upper or lower unit

Not even mentioning Homepath // Hud properties

Jarrid need to determine what works best for him

Regardless I agree about the condos
that why I mention 4 visits

Rehab estimate was not a bid for work ,, fyi

I was providing a worst case for properties in area
Jarrid mention ( cost analysis )

Again,, I just know the area and not what inside
of the actual properties

Uwe ,,
if you provide mentoring to Jarrid I
would love seat inside a few sessions
- quietly and listening -

Most individuals - I know our running from bad area

Jarrid ,, I'm a family oriented person

My first thought was where would a person want to raise
a family or be able to move the property easily when market changes

Meaning cash out a little easier versus 80%+ seller financing
– down the road –

Jarrid ,, here a link to Milwaukee match rehab for owner occupied properties

http://city.milwaukee.gov/NeighborhoodImprovement/Home-Rehabilitation-Program.htm

You spend $2 and city gives back $1
(up to I believe $14,000 est )

Let’s say you spend $14k est
then city of Milw gives you $7k est back

check arrives within 2 months ,, fyi

Also their might be a existing Milwaukee city loan program
( search internet - my suggestion )

You might qualify for Milw loan program before your income rises

Example ,,
My mother used Milwaukee loan program
- replaced her siding about 12 years ago
- loan program interest rate was extremely
low back than ( less than 2% )
- she lives in a nice area ( fyi )

City of Milwaukee most likely might have a teacher
home ownership programs ( search www )

This been a link I been viewing weekly ( fyi ) - http://city.milwaukee.gov/ExtendedListing.htm

If you go the rental route
http://city.milwaukee.gov/NeighborhoodImprovement/Rental-Rehabilitation-Loan-Pro.htm

Their programs for OCC ,,
I know due to fact I have a family member working for Milw lead base program over 12 years

Must be Milwaukee resident to qualify

Sorry for long reply - Uwe got me going –

We all have passion for our own states / communites

Melodee Lucido
" Jenkins, I am wondering if you have googled the name of the program and reviews. This can be very telling before giving money for any course. "

Answer is
– Yes,, that why I was asking Lokesh W.
had there been any update
( deals ,, non deals ,, or just decide to move on )

Since Loesh W. up in my neck of the woods

Meaning did Lokesh W. move forward with course

or went the self taught approach
