2.) seem to be a longer term play via most client I work with

1.) Is okay, but you must have list of a lot of good contractors available

Quality suggests contacting Elevated Exteriors Roofing as possible estimate option.

( End of day you should at least obtain 2 estimates for pricing / project deadlines )

Depending on your current family situations and your local market:

~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
I’m going suggest 180 degree reverse
Purchase rental property to live in since you already been sharing common space.
Duplex, tri-plex, 4 family multiple unit with the knowledge of eventually move out within 2 to 3 years
You never know: 1 to 2 self direct investments instead of paying your existing landlord might pay for at
                                least half of your future personal sfr. ( cashflow wise )
Per Dawn statement : sounds like I need to start working on rent increasing in 2018
@Bob E.  I have been performing a mixture of both sales and limited property management in 2017.
About 13 months ago : I was property managing about 35 – 38 doors
Now I’m down to about 16 doors.
Property mgmt doors decrease has allowed me more time for my
own personal improvements.
( More sleep , less time in the automotive shops for vehicles repairs )
Jon we can only dream (  Amazon HQ2 RFP information )
I’m a young buck and over the years only housing that has seen increase
for new Milwaukee Buck areas have been where I have been camping out
the last few years are the downtown condos and downtown housing.
Mecca area : downtown housing pricing appreciations play
US Cellular area : downtown housing pricing appreciations play
Bradley center : downtown housing pricing appreciations play
I’m personally expecting the same for the new area which is within 13 seconds
of Bradley center.
People who have been currently making money for the new upcoming area are
local contractors, downtown condos owners and downtown housing owners,
downtown airbnb owners, local colleges ( MATC & Marquette ),  downtown
businesses, big money downtown developers ( generation upon generation investors ).
Amazon 2nd headquarter would be best served within Milwaukee county.
Example ~ Football competition Packer versus Seattle revenue generated.
We are up 1 and only need two more possible outcomes over the next year.
( Playoff victory and being pick as 2nd headquarter for Amazon )
I’m 3rd that you may be paid too much from the start.
2 bedrooms in C areas all in maximum $44,000 is a nice appraisal.
If the tenant stays for at least 3 or more years at $900 a month would be sweet.
Most I have seen has been $785 per month for 2 bedrooms in c areas.
I myself do not totally agree with the word " tiny "
Reason : taking some actions is better than no action
" delegate the management instead of personally managing "
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

From my recent experiences : yes key for large building is to the be person owning / control instead

of one dealing with tenants daily issue or simply spending hours shoveling snow.  :(

Owners is making hopefully about $100 - $300 per door monthly.

Property management for large building is probably making less $2 a day per door. ( $50 - $60 )

Regardless : Mr Mack continual good luck with your real estate investing.
