I agree list on mls  "as-is ", cash only , allow maybe 1 week to submit best and final offers ( access to property would be need )

If not metromls :  post on Biggerpockets marketplace without the address 

Simply provide county , zip code, description of property , pics ( if possible ) , and etc

I agree small town community

Resulting in limited options

Looks like a money...money...money pit

Less than 1% of me is considering Land contract ( lock up property , rent to own to a local handyman 

with 1 - 2 year option to purchase, after 2 year hopefully cash out original owner but again less 1 % ) 

Now if the property was locate in a bigger community : 

pick up ___ cheap , repair and be ready to weigh your options Brrrr or flip

Heck, I now feel underpaid additional 10 %

Typically if me and investors on same page 

We would handle realtor portion, property management ( normal fees), oversee property renovations 

at no additional charge and reselling properties at profits when ready ( cashflows, resell nice profits ).

Suggestion

Pick your market

Locate a realtor

Property manager that works in everyone best interest

Once everything in place : simply keep rising funding for purchases, locating good cashflow opportunities 

and watching your numbers.

security deposit, first month rent and even try last month rent ( suggestion )

Make sure to provide yourself enough time for this potential deal

1. determine if varied : tenant(s) purchasing properties unknown issue

2. resell contract to an investor   ( owners occupied probably would need all cash )

3. Wholesaling time could become your enemy

4. From my past experiences suggest not marketing properties until under contract

Please confirm that is a law in Maryland : tenants ___ how much timeframe to offer possibility of purchasing

Prequalify official letter : ? timeframe to show proof of funding

Suggest locking these properties under contracts as soon as possible
