Hey @Jay Hinrichs - You are right, it does put a lot of clients and a lot of interested investors into one room.  Many companies would be a little nervous about this - as you know that can turn out really bad!  But we have been traveling like this for about 5 years now and it is absolutely the best decision we have ever made.  

No one can tell your story as good as a client and at this point, over 60 clients have registered to be in attendance including about 16 from our WOW GROUP who own more than 5 properties each.

 I knew that you were talking in general and to be fair, I tell investors whom I speak with that they should look locally first before buying halfway across the country.  You also make a good point that there are opportunities every where, in every market and companies that can help you.  They may not advertise and they may not use the term turnkey - not to turn this into a turnkey conversation - but, they do exist.  Hell, even I invest in California, but I have a very high comfort level today that I know what I am doing and I am dealing with the best people.  So, I really just think that some are never going to invest close to home because it is just easier (or easy to convince ourselves it is easier and safer) to invest further away -

Hey Matt,

I do business with A LOT of California investors and to be fair, they are no different than investors in every other state.  The decision making process, even for those on BP, has virtually nothing to do with where they live and everything to do with what they do not know.  It is basic psychology to purchase from someone you like and trust.  Why not do it themselves?  They do not trust themselves to make the right decision.  If it turns out they make a bad decision after trusting themselves, who do they have to blame?  No one.

When I first got into real estate, I brought in a partner.  I was in Denver during a time period, when values were going through the roof.  I knew what I was doing in business - I knew how to run a company and build something from the ground up!  Yet, I was scared out of my wits about real estate and brought in a partner.  In the end, we made some money and lost some money.  We lost big on our last project and thanks to that partnership, we both had someone else to blame! :)

I have said it many times on here, there are many areas in california that need a full service, passive investment company to provide opportunities to local investors.  A vast majority either do not have time to learn, do not want to learn, or simply do not trust themselves to make each decision and they want to find a company they like and that they trust.  It just so happens that the sales pitch was low prices and that became a better, more trustworthy alternative than playing a possible appreciation game.  In the end, as always, some investors killed it by investing in California.  Some investors have done very well and achieved exactly what they wanted in other cities (turnkey or not).  And some investors lost with both strategies!!

 Hey Minh!  Thanks for your comments.  I was hoping to get an appraiser to explain to us what is getting kicked out and why 39% would be questioned.  Surely it cant just can't be that the appraisal is at contract price, but we'll see.  I agree with you too...like every industry there is good and bad, or hard working and lazy.

Thanks for sharing @Russell Brazil!  I'm not sure if it is the CFPB or implementation of what is coming...but to read that 40% (rounded) out of 300,000 were flagged for review by FNMA or other GFE's.  I would bet your scenario is probably one of those flags for sure.

Welcome to BP Andrew! You have found a fantastic resource to help as you get started. A quick word of caution. You can spend a lot of time and A LOT of money researching and paying for partnerships, agreements, LLC's, paperwork, filings, etc...

These are important questions.  Seek out investors near you and listen intently to their answers.  For the price of a cup of coffee, you can get some fantastic advice on how to get stared safely...but more importantly, how to avoid letting your questions keep you from getting started!

You mentioned some awesome places in Memphis!  How about the complete turn around over in the Broad district?  Another huge win for those that like the real soul of a city like Memphis.  

I am really proud of our city and my company.  But I also like to see other entrepreneurs and companies, those in our industry and even those outside of it, who are thriving and not only helping the city, but also helping real estate investors.
