@Mike B. I post my FSBO & Rentals on my own website, CraigsList, FSBO or Rental free sites, Facebook Groups (free) and Facebook Ads (PPC). Facebook local For Sale/For Rent Groups is a better free site then CraigsList. And paid ad on Facebook targeting the market its in, specific income range, likely to move etc. also works very well.

I also contact Realtors and tell them if they bring a buyer, I'll pay their commission but I'm not locking it up with them until they have a buyer.

I purchased 8 properties from auction sites in 2017. There are markets where the prices paid are crazy high, but there's also some deals to be found. I love that you're only competing with real cash buyers, not trying to compete with wholesaler offers who cannot close. The bid deposit is almost always at least $2,500 and the cheapest EMD is typically $3,000 due within 48 hours with POFs, even on cheap properties. A few of the auction sites are pretty organized, a few others are very unorganized and known for delays in closing. I purchased one that took over 6 months to close.

If you plan on staying in the city or area you live, BUY.  If you're still open to living in other areas, RENT.  Even Warren Buffet says that a 30 year mortgage with as low as the rates are, is one of the best tools out there, as long as you plan to stay there long-term.
