I do CraigsList, Zillow, etc., but also get great results from posting on Facebook local For Rent/For Sale groups.  Its free also.  When selling I do the same but also if I don't get any calls within the first week, I like to post a paid Facebook ad targeting likely to move, and the income level that my property is best suited for.

I buy foreclosures, rehab them, and flip for profit.  Occasionally I do seller financing, but have built up a lot of notes, and I sell some of the notes.  But I am now looking for other note investors who may be interested in acquiring the notes upfront, by initiating future notes on properties I have rehabbed and lined out buyers wanting to purchase on terms. 

Example: 

Say I rehab a property that's ARV is $100K and have a buyer lined out willing to pay $100K on the terms of $10K down and $90K balance to be carried over a 10-15 year note at 10.0% APR, with escrow set up for Ins, Taxes, and additional Note Servicing fees. Instead of me initiating the note, and then selling the note to note buyers, I'm looking for other investors who may be interested in purchasing the property at say 90% ($90K) and initiating the owner finance deal themselves. So I would have already located the buyer, you would be buying a $100K property for $90K, recoup $10K immediately from the buyer at closing as their down payment, and you initiate your own financing with the buyer. You'd be the deed holder, and the 1st lien holder. You'd have net $80K invested on a $100K rehabbed home, and have a $90K note on 10.0% APR terms and could be set up with your own note servicing company of your choice.

Property manager already in place, fully occupied...TURNKEY!! 4 Units, 2 Duplexes on same property, corner lot, one is a side by side and the other is two story. Total Rent: $1,750 mo / $21,000 yr!! Selling for $87,500 + Closing FIRM
  • Unit 1: 2bed/1bath rents for $550
  • Unit 2: 1bed/1bath rents for $400
  • Unit 3: 1bed/1bath rents for $400
  • Unit 4: 1bed/1bath rents for $400

I just picked them up, and am happy to keep them myself, but would be open to selling at 2% ratio rentals for $87,500 plus closing because I have my eyes on another deal I could purchase. I'm pretty firm on the price, otherwise I'll keep them as they're great cash flow properties.

 I do well with FB ads, and like using FB better then DM.  But its different in every market.  In my market, everyone does DM.  If you have a good website with solid SEO, and tie in some FB and GoogleAds, it can set you apart if everyone else is doing DM.  At least that's been my experience.
