Post: Anyone out there specializing in under 30k properties?

I primarily only invest in properties below $30K-$50K and have had a lot of success doing this.  The key is these properties only work if you have cash.  Most people do not deal with them because its near impossible to get financing.  But if you have the cash, you can hit some home runs if you do your research.  I flipped 4 properties these past two months that I purchased for under $30K and averaged 116% return on my money.  Purchased two more this week and expect to make at least 50%+ return on those as well.  I look at it this way, you can buy ONE $250K home or you can buy FIVE-EIGHT <$30K-$50K homes.  Its the same money and if your deals are right, you can make just as good returns and not have all your eggs in one deal.

It all depends on how much of the work you want to do. You may want to consider being a hard money lender. Make a great return on your cash and not have to do the work. Or maybe split it up and do half hard money lending and half put into other deals or JV's.

Me personally, I'd keep doing exactly what I'm doing today only on a bit larger scale.  Keep Grinding!!

Its all about ACTIVITY creates ACTIVITY... I would not recommend any one form of marketing over others, mix it up. Different approaches will work on different people. Also, don't ever assume that if it seems bad that it won't work or that the market is too over marketed. I'd never call off any of the marketing that we use if someone sent to me, but they work. We do all the different forms Direct Mail (Yellow Letter, Business Letter, Post Cards, etc), Free Ads (Craigslist, etc), Pay-Per-Click, SEO, Bandit Signs, Realtors, Other Self-Search (Online FSBO, Probate, Foreclosure, etc.) Once you start making money, reinvest into more marketing. Keep Grinding!!

I have a couple agents I met when purchasing my first few properties and I let them know at that time I was an investor who would be purchasing a lot of homes and asked if they'd like to work with me ongoing.  I let them know exactly what I look for.  They love me now and call me about properties all the time.  As an investor, you just have to show them how they can greatly benefit from working with you.  Whenever the agents I work with get any properties priced below $50K that no one could get loans on, they call me.  Anytime they have a house that someone is asking about owner financing or rent-to-own, but the owner isn't interested, they call me.  On the flip side, almost every time I purchase any property,  guess what agent gets listed as my agent... You guessed it.   Needless to say, they always answer my calls and are always willing to show me and my contractor any properties we want to see. Build a TEAM & Keep Grinding!!
