Just sold my 3rd flip in the month of November totaling over $50,000 in profits on three properties that were all purchased after Oct 1st. Having a great year this month and still have one more week to go.  On to the next one!!

Just closed on another quick flip that only took 24 total days  to flip and close for a total profit of $20,768!!  Having a pretty good year already this month!! On to the next one!!

In my experience you can get some decent deals but have to do a lot of due diligence and research in advance and understand the process and the risks. It can take up a lot of time and multiple tries before finding a good deal that the banks do not buy back themselves. Many of the properties are purchased by the bank or are priced way up to where it's not that great of a deal.

I can get you all the houses you want in areas that are great for rehabbing to rent section 8.  There's not very many investors here targeting that market, but I get called about houses in those areas all the time.  It's just hard to find an interested buyer or I'd go after more and wholesale all of them to you to let you rehab and rent because I don't personally buy in those areas either.

That particular property was a forclosure that found while looking at another property.  I do a lot of different marketing though and have a pretty good growing network of people who contact me and refer people to me and I do some joint ventures to help other newbies learn how to get started. Activity creates activity.  Network, network, network. Don't be afraid to work with others and build your network. There's plenty of business to go around.

Purchased a fixer-upper property late last month that I felt was in a great location, closed on Oct 31st and fully intended to rehab it to keep as a rental or flip it later.  I hauled off some trash and cleaned up the yard, about 3 hours of work and started getting contractor bids on it.  But decided to go ahead & take some updated photos, posted some ads & put a sign in the yard to generate some early interest.  I figured if I got a really good offer, I could always sell it and let someone else rehab it & flip it.  Starting getting a lot of interest & some offers. Sold it today, 11 days later "as is" to another investor for a $28,000 profit.  Not bad for less then 5 hours total work put into it. On to the next one!!
