Creative financing is a curious term

You can be a real estate operator instead of an investor and make money with very little capital

When I present to the seller that has very little equity like 95% loan to value, they are stuck, and they need some help

It is up to the real estate operator to show how song on charms will help preserve the little equity dollars instead of selling cash with an agent

Subject to and wraps have their place when buying on terms 

if you buy on sub 2 and a note you can structure the note in such a way that is in your favor, such as a moratorium or interest-only payments etc.

Sometimes you don't want to but you just want to get the cash flow and do a master lease or a master lease option in case of multifamily

You going to need some money to have a real estate operations so think about recruiting some capital.

I would offer bring them a van, offer to have hire guys to move them, offer give them $200 6 hours AFTER they leave IF left with no damage, bring them a credit report and show them what a judgement looks like, tell them if they are not out in 7 days and take your offer, which expires in 72 hours, no $200, no moving van, definite judgment, terrible reference FOREVER.

Brian I understand what a lease option assignment or wholesaling a lease option means but the JV part what do you mean?

Your question is really broad and I have no idea where to direct you go to the resources tab on the site

Learn the basics of the following

Where the advantages and disadvantages of Wholesaling, rehabbing, multifamily financing, seller financing, and creative financing?

What are you doing 9 to 5 and what are you willing to do on top of that to be successful?

If you wanted free resources, I assume you're broke, if you're not broke what do you have to contribute financially to get your real estate investing career started?

I coach terms deals such as buying on lease options, sub2 and wrap around mortgages

If you're broke and you not making very much money in your regular job, you may want to learn about lease-option assignments which don't require a lot of capital

if you're in Florida I highly recommend you get licensed in Florida as flipping a lease option contract is considered brokerage so get licensed

Lease option assignments don't cost a lot of money to market to

There is subject to existing financing or wraparound mortgages (AITD) as a way to buy properties without a bank loan

There is a contract for deed type of instrument in California also called Contract for sale 

What you need is an education in California as far as what's possible and I would investigate a good attorney in California as well as  title company in California
