if u know photoshop or fireworks, you can

- find customers on craigslist or Odesk

- if u don't have software you can broker graphics on fiver

Meaning find client to pay u, then hire graphics designer, make the difference

You are improving a house you do not own.

Wow.

@Bill Gulley might want to chime in here.

I would go back to the owner and buy it on sub2, do the work, and sell it. Whatever the seller wants, you could give them a note and a mortgage/D O T for what $$$ they want, which former owner gets upon re sale.

You are not the owner of record, and many agents will not take a listing from a TBer.

Sub2 or Lease Option Assignment or Short Sale, few other choices.

"your home has been on the market for quite a while, I would be happy to give you 2 offers, one for all cash today, and another offer for terms, perhaps at a higher sales price.

When can I walk through your home?"

There are 2 ways to deal with an agent listing.

1) Talk to the seller with the listing agent. Present the solution to the seller with the agent present, and have the seller and agent work out their commission.

2) Talk to the seller without the agent, especially if the agent has not performed well. Ask the Seller to fire the agent - broker in writing. Be specific as to why they are being fired (no written offers that are attractive).

Do Not Ever Have The Listing Agent Present Your Solution. Ever!

Purchase Option Investing was coined in the mid 90s by David Finkel - Peter Conti, but I think it had its roots in Albert Lowry PhD in the 70's.

It has to do with

(a) buying on terms/ controlling properties, and

(b) selling on terms, selling for cash, holding on a lease.

Buying on terms/ controlling properties:

- Sub2

- Sub2 and Land Trust

- Wrap - AITD

- Lease Purchase (you must buy later)

- Lease Option (you dont have to buy later)

- Master Lease

- Master Lease with Option

- Contract for Deed - Installment Sale

- Private First Mortgage on Free and Clear Properties

- FROR - First Right of Refusal

- Land Trust and Selling the Beneficial Interest to the Home Buyer

- Buying Property but giving a Life Estate to Occupant

There are more of these types. There are pitfalls to these transactions.

Due on Sale Clause, where the loan can be called fully due and payable, is one of the pitfalls, and the DOS issue can be mitigated but not eliminated.

@Bill Gulley could write a book on "how not to do" all of these.

The Dodd Frank Act et al. will limit some creativity to some of these. And each state will impose its own special challenges, such as TX and NC.

If you can sell and persuade, you are truly rich and valuable.

Right now you are a bill to Wall Mart, very replaceable, very low barrier to entry.
