This is a questions that should be directed to your lawyer. The fact that you are asking it means you need a lawyer.
The only group that is allowed to guarantee a return is the government. I guess if everything else goes wrong they can always make good and just print more money.

I flipped a lot of houses in the last 18 months so i have my prices down pretty good. Your price is going to depend on you local area labor cost (i work in phoenix) and your local materials costs. The type of contractor you have (licensed/unlicensed, two man team with subs or full crew) will make a big difference in your overall price. Assuming your material costs are the same and your labor is similar (12 -15basic labor, 20-25 skilled and 30-35licensed) your getting screwed.
If you want to be a flipper you need to have all your materials picked and priced out in a spread sheet, home depot is a good place to start. It prevents confusion and allows you to estimate materials costs accurately.
Ok. All your prices depend on material choices, sqft, where your services are brought from etc so its difficult to estimate from pictures alone. From what i can see your labor price (overall) is almost about 25% higher than what i would pay in Phoenix.
I recently renovated a 13 unit building and all the kitchens were identical to what you are doing. I can send you a completely broken down bid by labor/material if you send me a PM with your email.

I am not from california, however this should be a business decision and not so much a personal one. Do other houses in your neighborhood have grass, especially other houses that you would use as a comparable? Unless your buyer is quite environmentally conscious i expect that they would want to buy the best looking house they can get which includes a great front yard.
Have you spoke with your HOA or city ordinances, do you have any rules you must follow? Sometimes, during a drought, you are not allowed to waste water on your lawn and if you do other people in the neighborhood can and will report you.
The other decision you need to make is what can your budget afford. Typically i would pay a bit extra for sod and have an instant beautiful green front lawn. You would not believe how much that transforms your front yard for your pictures and any potential buyers.
My opinion is if you can afford it in your budget and the neighborhood will allow it then its well worth it. That being said you can make a front yard look great without grass you just need to be creative. Be sure to drive around your area or adjacent and slightly more expensive areas and steal others design ideas.

I would have spent more time building the business side of my company. I should have also treated each department of real estate as a separate company and built them accordingly with the proper systems. That would have made life alot easier and i should have been able to grow faster.
Real estate is a business and the same principles that drive a fortune 500 company to the top can also work for a small company. I should have hired more professionals and leveraged their expertise instead of trying to educate myself so that i could do it. Wasted alot of time.
Actually, the best advice i would give myself is to go find a mentor as soon as you need help and have questions. I waited years before i got the proper help and it made everything take alot longer.
