I was saying look into purchasing a single family home. At this moment in your life it is a more feasible investment.

I wasn't addressing the location at all. Now that you ask if I was saying that you should look outside of your expensive area. I will adress it. I think you should look outside of your expensive area.

If you want to purchase in your area. Do a few deals outside of your area that are cash flowing well. At that point you will have some real estate experience underneath you belt. You will be better qualified/ more informed to choose a decent deal in your area.

This is business. It's isn't anything wrong with making a offer lower than the asking price.  I ask for discounts or present coupons/discounts anytime I make a purchase/ spend money. 

You know what you are willing and capable to spend. The seller know what that are capable and willing to except. You aren't looking for a friend; you are trying to close a profitable deal for yourself while the seller is being released of property they desire to rid themselves of for various reasons. 

You know your intentions when you make an offer. You know you aren't trying to offend. So take @Justin R. advice as to how to present the offer until you feel comfortable enough to just make the offer.

@Barbara G. thanks for your last post in this forum. Your questions were questions that I appreciate@Brandon Heath for answering.

@Brandon Heath considering what you are presently paying for rent(750) and your landlord preferring that you stay. 

Consider staying where you are another year; purchasing a SFH that is cash flowing well; continuing to look for a duplex that will cash flow well would be a viable option.

In a years time you should have put up money in savings. The money you saved in rent each month by not moving and the money from the SFH cash flow. You can use savings to place the down payment on the duplex that you located over the year.

You asked a question that has many answers. Being patient enough to hear possible solutions may require hearing comments delivered less favorable than preferred. 

There are several members viewing this thread. Some may be potential help for you, but may pass on negotiations with you, because of your reaction to comment(s) that you perceived as not positive.

Communication is what is said and what is perceived from what was said. We all can hear/read the same thing; nevertheless have different opinions about what we heard.

I appreciate your topic I'm receiving informative information that l will implement. I believe @Todd Campbell benefit from the thread. 

I concur with @Nnabuenyi Anigbogu, please do not confuse directness with rudeness. 

I may perceive the comments different if I were wearing yours shoes. You may see the comments different if you try different shoes, step away and give it some time, before responding.

You have more to offer than what you mention. Pause and answered the questions raised by @Account Closed for yourself not necessary on the thread.

People are like the 64 pack of crayons DIFFERENT. Some colors maybe use more than others, but not better, not worst, not important, nor unimportant. 

The Facebook individuals gave opinions. Their opinions don't void your opinion, nor your knowledge. They aren't experts in rent evaluation.

You can do a search to see what other properties are renting for in that area by calling (as if you are trying to rent yourself) management companies, ads posted on sites, newspapers. You can even call places that are 100% rented and ask what their rentals (comparable to your units) rent for when available.

You appeared to be sweet, which has it place; however this is your business not your social group. Remember your numbers, and stick to them. You are the expert in comparison to them.

@Colleen F. has a very valid point you only need one good tenant. 

You appear to be more assured each post. I applaud you.

Remember every house doesn't look or cost the same; nor does every rental look or rent the same.

I concur with @Russell Brazil as he mentioned the carpet colors and only one bathroom. You may consider pulling the carpet out if there are hardwood floors beneath the carpet. Refinished the hardwood floors. Put in a powder room/ half bath.
