Did you ever figure out the light bulb purchases? Or was that mini blinds?
In any case, I go shopping for light bulbs and now see the "used to be" efficient is no longer efficient but this newer LED bulb is and the older style I was buying is no longer available in the quantities because they are pushing this new LED.
And mini blinds, both of these at Lowes and a change out on merchandise.
The Project Source mini blinds I am going to buy and will see just what they are worth. Everyone is going cordless so not many options. I did read a few reviews and people are saying they are poor in workmanship because the hardware ( that I also saw in-store ) is no longer metal but a harder plastic that broke when the person used the blind. With the older Project Source the issue I had was tenants messing up the blind so I just bought another in it's place and kept the hardware in place.
Let me know what you found for either, I am in search of bulbs mostly since I didn't think there is much of a choice in mini blinds - at least for low cost.

It's 4 years later but as with most things in this forum it takes that long or longer to get around to all the interesting posts.
I downloaded your spreadsheet and have not completely looked it over but I like the concept. Though I think using it directly with a first purchase and so on in order to accurately put in the tracking. Otherwise, it would be going back and looking at the loan docs, if not cash, to get the information to plug in the values. If the property is paid off now but did have a loan over so many years, how would that be entered?

Can anyone recommend a reliable HVAC company to service (check out system) and possibly do duct cleaning?
My contractor said he would ask the company he deals with but I recently found out his resource is not available.
I searched Angie's List but there are so many that I thought I would try to get a recommendation from an establish actually-used company from an investor.
I will still search Angie's List to see if anything pops

Who did you get for your HVAC? My property is in Halethorpe and I too am in need of a HVAC company to get the unit serviced and possibly clean ducts.
So far I have not found been able to narrow down a company. Also waiting for a recommendation that has yet to surface.

@James Powell very nice, very nice.
I am excited to see the finished results whole-house when mine is done. Painting is being done now and I suspect flooring will commence next week or cabinets first then flooring. I expressed that kitchen cabinets go in first and then flooring for that room. It’s a waste to put cabinets on top of a finished flooring.
I was able to get the underlay for $30 per roll. All said and done after I started looking, LL was less at the contractor price same quality as what I had begun to see.
I look back and the time, some a lot and some not so much, I have spent picking out stuff is well worth it. I made sure I had back ups of things that if not available when I was ready to order, would be my go to in order to not stop the process.

I went with the 6mil vapor barrier for the concrete and lessor cost - same brand - underlayment.

I did opt to do 6mil vapor barrier over concrete then underlayment over that as I didn’t want to go against the manufacture install instructions that would affect the warranty. I also did a lessor cost - same brand - of underlayment used throughout.
