Great deal but I got lost in the details.

You bought the short sale house.

They bought the other property under an "occupancy contract". Will they have to get a mortgage after 36 months is up?

How did they get the sellers of the farm to agree? Did those people move on even thought the note, ins, and taxes are being paid by the occupancy family?

Just teasing you. I like little puppy pictures too and it is safe to prevent the face recognition software and googlers from tracking you.

 LOL it used to be an owl I took a picture of at a local nature outing and I recently switched to my Yorkie puppies. Ideally, I should have a photo but at the time I signed up I was working full time in a non RE field and did not want to take a chance being recognized, even though my name would be a dead give away. lol That no longer applies and I just have not found a good picture to post.

@David Dachtera Ok I see. When I look at the profile I can see a date and time when the person was last active. Most people I looked up to see if I wanted to connect with, were inactive and had not logged in in quite a while. And, a lot have never posted - those are the lurkers I guess.

I look for local people and spent time going through an entire list where half are not active. Is there a way to hide these peoples profiles? There a lot of people that sign up and never post anything or did post one or two and then just vanish.

@Brock Y. A question on this solution. What does the 25k credit mean, buyer gets cash at closing, I guessed it's not a reduction in the loan.

I would not have closed until the conditions were met. Your agent is blaming the other agent and your agent seems to have said what was needed to get it closed. You have already closed so now it's your to clean up. That's unfortunate.

@Rich Spaulding I like the term investor-centric but all the same. For me, it's an agent that understands I'm not buying the property to live in but to have as a rental. Home buyers look for different things than investors. It also means, for me, the RE agent understands what I'm talking about when I say it has to meet my numbers and can run down the list themselves if need be. I have one that does understand this. This may vary for a lot of people but I think in part there are similarities that we can all agreeupon.

@Lee Warren Those are certainly a lot of issues for "turn key". Have you spoken with the company? Is this a company or individual selling? The major items I'd be concerned about as they are the bigger cost items. If they marketed it to you as those items being of certain age and condition I most certainly would bring that up to them. I don't do turn key so my opinion if it were me would be to first speak with them and look at the contract to make sure these things are included and hold them accountable. If you have any feeling of them not addressing the issues then you can surely cancel. If you ask for concessions would this mean you then have to spend time getting these things fixed/replaced when's it was supposed to gen move in ready.

if you don't think he "needs" to sell how are you going to convince him to sell? If he's not motivated then you could be spending time on someone and getting nowhere.
