Hey guys, I am a General Contractor from Upstate NY. I am looking to get out of NY and it looks like we will be landing in the Bend Oregon area. The prices for pre-existing homes are through the roof and home prices in general are very high. We are able to build 2,200 sq/ft homes, higher end for under $200k in NY and I can't see anything that would increase our costs much simply by relocating. A 2,200 sq/ft home here we are listing for $350k-$370k, based on what I am seeing on Zillow in the Bend Oregon area, it seems similar houses are selling for 200k+ for the same product. I am looking for any information and input you guys may have on the market, what would a good area be for me to buy land and throw up a little house to live in?

I am interesting in connecting with investors in the area who have knowledge in real estate development or have an interest in being involved in it. A properly built home can result in an excellent profit for the developer. The developers I am working with here, for example on the next home we build; his cost to have us build it will be $260k, he has $10k into the property now, probably $20k all in. The home will list for $365k, giving him a big profit. Our average turn around on a new build is 3-3 1/2 months and we can run 2 builds at a time.

You have to contact the state department. It's a very complex situation. The associate broker can open their own brokerage on the side. You are not forced to only be apart of one brokerage. My advisement would be fore the AB to make a new brokerage specifically for property management.

EXIT Realty in Liverpool is pretty good and they offer high commission.

You have to buy the worst house in the best neighborhood. I have properties that are only good as flips and then I have another building that I will be pulling $140k out of in the refinance and still cash flow $900-$1,100 a month when the remodel is done. Check out HUDHomestore, Fannie Mae Homepath.com etc, get in with some wholesalers. It can be hard to find deals that are on the MLS that will work for this method.

There are removal procedures in place and encapsulating procedures. The Syracuse Landbank will require your contractor be certified with the EPA. Let me know if you have any questions regarding working with The Landbank or in regards to the lead paint abatement.

Hey Navin, do you have a budget in mind that you're trying to remain within? Remodels can be done incredibly in-expensively but not very well or with good materials or incredibly high.

You can't get water from a stone. You could get a judgement and request funds from their tax returns but it's wishful thinking and you'd need to be able to prove everything. If there is any plausible deniability from the tenant and if the property manager did not keep good records; you may not even be able to prove they owe you anything.

New York is a state that leans in favor of the tenant and it can be very difficult to evict tenants from a property especially when they consider your situation. The eviction process may take up to a year, my advisement would be to contact the new property owner and request a Cash For Keys offering. Essentially they will pay you to move and so they do not have to incur the expense of hiring an attorney for the eviction and the potential damage that you could cause while you're there or retaliation damage.
