I'm still a note rookie, but from your ad it looks like you are offering a $210,000 1st balance, appraised at $250,000, asking for a new $250,000 loan. And, is the 8.5% interest rate, based on the 210,000, or the 250,000?

Fixer uppers where the price is = ARV * 70% - Repairs, in decent areas.

Move-in ready homes that are at 70% of market value.

No bubble, most people still can't get a mortgage. People can requalify for mortgages 7 years after foreclosure, 3 under special circumstances

2008+7, 2009+7, 2010 +7, 2011+7, 2012 +7 =

2015, 2016, 2017, 2018, 2019.

I expect 2015 to be a great growth year, along with 2016. I expect people to cry bubble again in 2016, but prices will keep rising through 2018 and even 2019. 

In the markets that I invest in, I will be nervous of a bubble when the cost of renting is lower than the cost of buying (based on monthly payments alone). Right now, throughout the country it is MUCH cheaper to pay down a mortgage (incl. taxes + insurance) than it is to pay rent. That wasn't the case in 2007 for many of these same markets.

TL;DR, not in a bubble, the bubble may come when demand picks up again.

1209 Georgia Ave, Fort Pierce, FL 34950 looks nice, but im not sure where you got the $130k valuation. The current owner bought it for $99,000 after 7 months on the market, the home was already rehabbed. The most that it is worth is $110,000 MAX, with a likely valuation at around $100,000, based on comps that I'm finding.

90% LTV.

I'm not finding the details on 1209 Anglevilla Dr. Fort Pierce, are you sure the address is correct? The street #s count from 4800+.
