Dan Costantino I used to be a notary in CA and it was definitely illegal. Honestly I would be really surprised if notarizing your own signature is legal anywhere. The notary rules should be on your state's website.

Higher-crime by the map, but in nicer streets. People that don't go into these areas don't understand them. So you have to have a little more ingenuity and hustle if you want to make money that way. And needs more active management..

@J. Martin Thank you for the info! It's too bad SF is too expensive for rentals. My job gives me a unique view of the layout, crime and ability to speak to the residents.

@John E. Thank you John! We've had a number of tenants in two properties we own and I agree they have their moments of stress.

And I wholeheartedly agree with you that most people never get out of the rat race because they don't use their free time to improve their financial standing.

@J. Martin thank you very much! I am curious to see how someone is able to invest in the east bay. Are you able to hit the 2%/50% rules and avoid the high crime areas? I've looked around a little bit but I'd love to learn more.

Matt Gier I completely agree with everyone else. Save your money. I did a guru program years ago, lost money and learned barely anything. If your interested in Wholesaling there's a ton of info on BP. Why not research all that first for free?
