Hey @Kyle Doney, we are heading down a similar path.  I'll share what I hear from contractors and email you one that's an alternative to Alpine. I've got a walkout basement with crawlspace that I'm planing for an accessory dwelling unit, but it needs some digging. One option is digging down and placing concrete sister walls under the existing foundation wall.  Another crazier idea is a new foundation within the existing foundation walls, not tied to the originals.  You'd lose sf, but it might be a less expensive option... best of luck, we should have coffee and chat!!

Hi @Harrison Alpert, there's a few wholesalers who come to the monthly meetup.  Even at this week's meetup, I met one who was looking to unload several homes.  This one wasn't on BP, but many who come are...  The meet ups are super valuable - I met my agent, one of my lenders, and my contractor there. It's invaluable.  I'll buy you a beer if you can make it next time!

Hi @Trey Foradory.  If this is not a subdividable property, I'd first want a letter from the city in hand stating that the two house situation was grandfathered as a legal, non-conforming right.  Then I'd look to a valuation that is similar to a home plus accessory unit, or combine an average cost per unit for something similar to townhomes.  Who is your buyer?  Someone that wants a much nicer primary home with an income unit?  You might cater to higher end finishes in one house and rental grade in the lesser of the two.

Hi @Hersh M., I grew up in Milwaukee and still love the city, but at least one of my relatives is unloading his REI there because of the high property taxes. His experience has been low and stable rent prices and slow appreciation, so he's moving his equity into other states with lower tax rates and higher migration. I know there's several folks here on BP who are making it work successfully (Anastasia is great), so they might have a better strategy to follow.

Hey @Linda Weygant, I'm glad at least your court process went smoothly.  I'm sorry that it was such a long headache and so many things to deal with.  In part, you already know some of the lessons - the neighbors have your contact info (and you might get theirs) and now you have experience in wage garnishment.  Its a great way to look at this, that you were lucky in many respects.  I find myself learning lessons at every situation.

The only other thing is that I wonder if a stronger ACH service could have prevented the scam?  I dunno, but I use ClearNow if that helps.

P.S. You are a Super Fish Rescuer!
