Hi Mimi,
Investing out of state is not in it self un-realistic. I would make a trip or 2 to the areas you are considering to investigate the area. It sounds like you will need a good team to help you manage the property. Do your homework and gather background info on realtors, management companies, handy man, and contractors. Make sure that you get a solid team together. Speaking as an investor that invests out of my living area, a bad team / team member can wreck your investment and cause you undue financial stress. If you can not find a solid team in that market move on to another market.
Even if you chose to go with full management, I would still manage the management company. No one will care for your investment like you!

Hi BP,
I am considering a investment in a vacation rental in Oakhurst, CA (Near Yosemite & Bass Lake). My biggest hang up at the moment is accurately forecasting occupancy rates during Peak and Off-Peak seasons.
Does anyone have this kind of investment? Location? and occupancy rates?
Any help greatly appreciated!

Hi Matt,
I see you are in NJ. I do not know about the laws in NJ, but in CA where I invest, It is perfectly acceptable to go either route. If he price is going to be the same, I do an addendum. if the price is different I prefer a new lease. But it could also be done with an addendum.
