5 months? Geez? sell it to the next person that gawks at it. No one wants to live with a spouse that wants to go on and on about living in a house they want to buy when they know the LL will not sell. One option is to get them to lease to buy. They rarely get the house so don't worry. You do get the house rented.

If you answer no to all of the above, then what you saw is purely speculative. You indicated that this home is in a bad neighborhood, since people "don't rat on each other." What are the chances that you are going to get someone much worse then this person as a tenant when you do kick him out?

Until the city contacts you or someone else does and puts you on warning.. Collect your rents. If he is dealing, he will either get busted or shot sooner of later and your problems will be solved.

I am assuming that this isn't taking place in an apartment building where other tenants could be hurt. If that is the case, then you need to take every action by working with your local law enforcement to get this scumbag out of your building. Yes, even if you could be retaliated against.

I agree, unless he is manufacturing the drugs no worries. Talk to him and tell him you don't like what he is doing, give your word that you will not alert anyone to what he does, but that his rent is going up. A business gets charged higher rent.

If you are are paying the water bill or it can be a lein on your property in MO, I would not allow pools of any size. Swings are for parks. They might tell you they will put up a swing, but they never will.

Call your local housing authority and talk to the head inspector for subsidized housing. Check out www.section8bible.com for a really good guide from one investor. Make sure the house is sturdy and habitable. It does not have to be pretty. Getting an inspection form will really tell you what you need to do to pass.

Not in PA, but here in NW Louisiana we as a community were informed a couple of months ago about a shale that contains about 7.5 trillion units of natural gas. 3 times the Barnett shale in the DFW area. It causes problem with property values and makes that piece of property I wanted to have much more difficult to acquire. Offerings started at $300 per acre an have gone up to $27500 per acre here. Luckily I have a 1/3 acre to barging with.

Remember Neal you can fill the pool with solids in a way that you can at a later date use the pool again. You will regret having a pool but if you are getting it for cheap then you should have enough money to fill it in. Call it a play room.

I see a big headache with this property. The house must be fairly big/nice to have an in ground pool. I would also check with the local pool builder about having the pool empty year round. In Louisiana the water table is pretty high and I personally know 3 people who have had their pool pop out of the ground when the emptied it and kept it empty during the wrong time of the year. If you do it either someone drowns or falls into a gunite hole, hmmm? Umbrella policy?
