The reason your 200sx went so fast is b/c it's a cheap car that is rear wheel drive. Kids love those kinds of cars. It's every little drifter kids dream, and they can afford it.

Your friend should have just failed the inspection and he would not have had the auto renewal to worry about. The biggest problem I do see is that the programs are not all run the same causing problems for landlords.

for the time being have a RE agent on payroll. That's all you should need if you do. Very few hours. Short story, but I ran into this in Louisiana, you can't have a florist (anything to do with the arangeing of flowers or sales) without having a "licensed" florist. Sounds dumb b/c new "licensed" florist have to be voted in by the current ones. If you have too good of an idea, they can blatantly stonewall you. So to get around this and play the game you just hire on a licensed professional florist for 8 hours a week and you are good with the state. Same thing for your situation, they can't demand everyone that works at this website have a RE license, maintain status, and continue education. This is your loop hole if you need one. There are tons of out of work RE agents out there that would gladly take $100 a week; stay out of your hair and keep the gov't off your back.

At the age of 27 I still don't see everyones logic in the way they handle things. It just seems to me that if you owned this house you would at least want to make it worth the while. I have some work to do on my end first. LLC with the wifes name included.

Oh I plan to get over there. I had a mentor tell me that if you don't feel comfortable in a neighborhood you can have a rent house there. I'm one of the few that doesn't worry to much. The house has overgrown crap everywhere, so finding the house number is going to be a problem. The best thing to do is go around 7-8am no one is awake.
