Oh I drove by it. I had some old kook on a bike ride past me making a siren noise. The house has two different phone numbers, I called both, two different management companies are handling it. Section 8's don't have to be pretty, that's why I want it. I would pay $5000 for it today and have a tenant by mid September. It just baffles me that's all. Three groups of people and no one seems to want to make money. I asked if it was for sale and they said no, rent. Well I don't really expect them to give up their $30 management fee, that they aren't getting b/c it's not rented.

I just called about a property for rent. $300 month, $150 deposit. Why on earth would they be renting for so low when they could be getting section 8 tenants? The house would fetch $600 easy. The house is in a bad area anyway.

Just submit an offer that works for you with your numbers, something will line up for you. Don't let them adjust your numbers for you. You don't feel numbers. That's the beauty.

Marshall, what were you looking for when you started? you have to go low, when you start out. Half of what sane prices might be for Cali is where you need to look.

where did you hear this in the first place, about the number of properties? Second why wouldn't you be using structure to conduct business?

I think it only effects in on a negative basis. For example if you default on a line of credit it will effect you.

Another guy on here suggested the Section8bible.com book. I just bought it for a good read since it interest me.

That stuff works great on ant piles too. The material is supper sharp on a nano scale. It cuts the insects body and the material then uses capillary action to dehydrate them.

The best tool you have is to search each word. The search function on this forum is very good.

We have had that law here in Shreveport and Bossier City for quite a while. The dumb *** kids and many adults needed a reminder to dress appropriately in public.
